Conditions of Approval: The issuance of this permit does not release the applicant from any requirements of
Meridian City Code.
Accessory Buildings: The three (3) storage buildings shown on the site and landscape plans are herby verified as
accessory buildings to a principal permitted structure, per MCC 11-9-4(A).
SiMaae: No signs are approved with this CZC. All signs will require a separate sign permit in compliance with
the sign ordinance.
Site Plan: The Site Plan is approved per Sheet C 13 (dated 4/5/05, by Claiborn Waite Consulting), stamped
"approved" on 4/18/05, and per the 8 '/z x 11" plan, with the following change (see redline on plan):
Meridian City Code 11-13-4(F) requires that drive aisles be 25 -feet in width. The drive aisles shown in -
the parking lot appear to be 23 -feet in width. The applicant shall construct the drive aisles at the 2
foot width required by code.
Landscape Plan: The Landscape Plan is approved per Sheet L1.0 (dated 4/1/05, by Jensen/Belts Associates),
stamped "approved" on 4/18/05, and per the 8 '/2 x l l" plan. The landscape -plan isnot to be altered
without prior written approval of the Planning and Zoning Department. No field changes to the
landscape plan permitted; prior written approval of all material changes is required.
Undeveloped Property: The undeveloped portion of this site must be kept mowed and free from weeds over 8" in
height. No parking, outdoor storage or other use is permitted on the undeveloped portion of the lot
without approval from the City of Meridian.
Parking: The parking area shall be paved and striped in accordance with MCC 11-13-4. Project engineer/architect
shall certify that the number and size of handicap -accessible spaces conforms to the Americans with
Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA.
Irri ag tion: An underground, pressurized irrigation system must be installed to all landscape areas per the

specifications provided.
Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall
be designed in compliance with the MCC.
Protection of Existing Trees: Any existing trees on site must be protected in accordance with the Tree
Preservation section of the City's Landscape Ordinance. Per Ordinance 12-13-13-4, coordinate with the
Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection measures prior to
construction. Any severely damaged tree must be replaced in compliance with Ordinance 12-13-13-6.
Curbing: Per Ordinance 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be
cut to allow for storm water runoff.
Handicap -Accessibility: The structure, site improvements and parking must be in compliance with all federal
handicap -accessibility requirements.
Li tin : Lighting shall not cause glare or impact the traveling public or neighboring development. Down -shield
all lighting so it does not spill onto adjacent properties.
Sidewalks: All sidewalks shall be constructed as shown on the approved Site Plan and in accordance with the
Meridian City Code requirements (MCC 12-5-2.K). Sidewalks shall be constructed prior to occupancy
of the permanent building.
Trash Enclosure: All dumpsters and/or carts must be screened from view and not be visible by the public or from
adjacent properties. Trash enclosures must be in the location and size as approved by SSC.
ACHD Acceptance: Applicant shall be responsible for meeting the requirements of ACHD as they pertain to this
development. All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be
submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a
building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of
Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in
the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements.
A bid must accompany any request for Temporary Occupancy. No occupancy will be granted until the
final plat for the property is recorded.
Plan Modifications: The approved Site Plan and Landscape Plan, stamped 4/18/05, are not to be altered without
prior written approval of the Planning & Zoning Department. No significant field changes to the site or
landscape plan is permitted; prior written approval of all changes is required.

Enclosed are our plans and necessary forms for construction of a lumber yard at the corner of W. Taylor Avenue and
N. 10"' St. in Meridian, ID. Our proposed use is a lumber wholesale store and necessary storage for the site. There
are four proposed buildings on the property which is approximately 10.06 acres northwest of the corner of W.
Taylor and N. I Otb St. and south of Union Pacific Railroad. The buildings to be erected are as follows. One 34,450
s.f. building is at the east end of the lot to be used for retail, office, and storage. The second and third buildings are
8,400 s.f. buildings that will be used for storage. Finally, there will be a 15,000 s.f. building built at the back of the
lot which will also be used for storage. Along with the buildings on the lot, you will see that we intend to build a
rail spur that runs from the U.P. Railroad into our property. If any more description of the proposed use of the

Use of non -potable irrigation water is required when determined to be available by the City
Public Works Department as regulated by City Ordinance 9-1-28. 1f city potable water is used, a
separate water meter is recommended so the owner can avoid paying sewer fees for irrigation

lots with more than %z acre of landscaping. Year round water availability is also required by

In response to your request for comment, the Ada County Highway District (ACRD) staff has reviewed
the submitted application and site plan for a lumber yard and storage facility. It has been determined
that the Right -of -Way and Development Services Department does not have any site specific
requirements for you at this time due to the fact that this site is located within an existing industrial park
and is not anticipated to have significant pedestrian movement.
District policy 7204.9.1 states, "In some existing developments or expansions of those developments,
the District will allow deviations from the standards by not requiring the construction of sidewalks. These
developments include primary uses of storage facilities, trucking terminals, contractor shops, utility
shops, and selective heavy manufacturing facilities in which significant pedestrian movement is not
anticipated. Deviations from the standards will not be allowed in new industrial or commercial
developments, technological parks or on designated collectors or arterials.
A traffic impact fee may be assessed by ACHD and will be due prior to the issuance of_a building
permit. Contact ACHD Planning & Development Services at 387-6170 for information regarding
impact fees.
Prior to the construction or installation of any roadway improvements (curb, gutter, sidewalk, pavement
widening, driveways, culverts, etc), the District will need to review and approve civil drawings to
determine that the driveway approach meets District standards. The applicant should submit two (2)
sets of civil drawings to the ACHD Planning Review Division for review and approval. The applicant
should also obtain a right-of-way permit prior to the construction or installation of any roadway
improvements.
