of approval for the Silverstone Corporate Center Subdivision/Planned DevelopmentJDevelopment
Agreement and CUP-OS-003. The issuance of this permit does not release the applicant from any
requirements of the approved Annexation and Rezone (AZ-01-001), Conditional Uses (CUP-Ol-002 /
CUP-OS-003), Preliminary Plat (PP-01-001), and Final Plat (FP-01-019) permits issued for this site.
Site Plan: The site plan prepared by ZGA Architects, labeled Al .1, dated 3-31-05, and stamped 4-
11-05 "approved" by the Meridian Planning & Zoning Department, is approved with no changes. The
site plan is not to be altered without prior written approval of the Planning & Zoning Department.
NOTE: Address numbers for the buildings shall be placed on the top of the pylon facing Eagle
Road. Please contact Joe Silva (888-1234) for further information regarding this condition and
the size of the numbering/lettering.
Landscaping: The submitted landscape plan prepared by Harvest Design, P.C., labeled Sheet LS-1,
project 0447 and stamped "approved" on 4-11-OS by the Meridian Planning & Zoning Department is
approved with no changes. The approved landscape plan is not to be altered without prior written
approval of the Planning & Zoning Department. No field changes to the landscape plan permitted;
prior written approval of all material changes is required.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per
the approved specifications and in accordance with MCC 12-13-8 and MCC 9-1-28.
Curbing: Per MCC 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other
vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices.
Curbing may be cut to allow for storm water runoff.

Parkinu: The project engineer/architect shall certify that the number and size ofhandicap-accessible
spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have
signage in accordance with ADA. The applicant shall be responsible for meeting the requirements of
ACHD as they pertain to this development.
Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K.
Sidewalks shall be constructed prior to occupancy.
Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully
vegetated, and shall be designed in compliance with the MCC.
Li tin :Lighting shall not cause glare or impact the traveling public or neighboring development.
Down-shield all lighting so it does not spill onto adjacent properties.
Sianage: Ezcept for the directional signs, no signs are approved with this CZC. All business
signs require a separate sign permit in compliance with the sign ordinance.
Trash Enclosure: Any dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash
enclosures must be built in the location and to the size approved by SSC.
Handicap-Accessibility: The structures, site improvements and parking must be in compliance with
all federal handicap-accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If
any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan
shall be submitted to the City of Meridian Planning & Zoning stafffor approval prior to the issuance
of a building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing
surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the
remaining improvements. A bid must accompany any request for Temporary Occupancy.
Plan Modifications: The approved Site and Landscape Plans, stamped "approved" on 411-05 are not
to be altered without prior written approval of the Planning & Zoning Department. No significant

This letter is a part of the Conditional Use Permit Application for the
above referenced project. Herein is a detailed description of the proposed
project.
The subject property is located in the Silverstone Corporate Center within
the City Limits of Meridian, Idaho. More specifically, it is a portion of Lot
8 of Block 1 (Parcel B); near the intersection of S. Eagle Rd. and Overland
Rd. The applicant is proposing a credit union facility of 3,477 square feet
of enclosed space. The facility will have a drive through canopy and roof
overhangs that cover approximately 1,211 square feet. There are three
vehicular lanes under the canopy and a dedicated `escape lane' which
allows the uninterrupted flow of traffic through the site. In summary, the
total site is 35,152 square. feet (.9 acre); the total building footprint
including canopy is 4,688 square feet. The total landscaped area is 4,342
square feet.
Entry to the site is shared in common with adjoining businesses from the
northeast corner. A patron of the facility may either park along the
b~zildiing's east or north facade. There is additional compact par Ong
bordering the northern property line. The compact parking is intended for
the use of employees and maintenance people. The total parking count is
25 stalls (1 HC), 12 of which are compact stalls. 48% of the stalls are
required to be compact in order to meet the minimum parking
---requirements of the City of Meridian.
The primary exterior materials for the proposed facility are brick masonry,
faux stone, concrete sills, metal coping, standing seam metal roofing, and
aluminum storefront and glazing system. A maj ority of the structure has a
low slope roof with a parapet at the perimeter. The height of the exterior is
14'-8" at these locations. A taller, contiguous roof that divides the low
slope roof in the east/west axis connects the front entry and drive through.
This roof is sloped and reaches a maximum height of 22'-6". This roof
also` acts as the drive through canopy and has a clearance of 16'-0" at its
lowest point. This conforms to the requirements of the Meridian Fire
Department._The.eanopy is supported. on one-end. by a pylon. as seeniri the

west elevation. This pylon is finished with a faux stone product and will
act as the backdrop for building signage which addresses South Eagle
Road.
There are two other business signs for this project. A wall mounted
building sign will be located on the east facade near the entry (see
elevation). Lastly, there will be a freestanding monument sign in the
= landscape planting area that is near the entry to the property. This sign will
be constructed of similar materials as the building (faux stone and/or -
brick) and will employ lighting concepts that are consistent with the rest of
the facility and the amended signage ordinance: `Exit Only' and other.
directional signage will be located as appropriate to ensure the safety of
the patrons and employees of the facility.
This property, in cooperation with the commercial facility to the north,
intends to share the trash enclosure that occupies both properties. The
electrical transformer for this project will be located to the immediate
south of the trash enclosure. Landscaping material will be appropriately
scaled at maturity and will visually screen both the transformer grid trash _
enclosure. Mechanical condensers, electricaUgas metering .equipment,
landscape imgation controls, and other equipment will be located behind a
screen wall at the northwest corner of the building. The screen wall is
simply an extension of the exterior wall construction. It will be
constructed of the same materials as the rest of the building and will reach
a height of 8'-0" above finished grade. _
All landscaping is intended to provide a lush, planted appearance that will
provide greenery throughout the year with flourishes of seasonal color.

MPP-O1-001/MCUP-O1-002/MAZ-O1-001. The conditions and requirements also apply to MCUPOS-003.
• You will need to submit final plans to the ACHD Development Review Department prior to
receiving final approval.
• A traffic impact fee will be assessed by ACRD and will be due prior to the issuance of a
building permit. Contact ACHD Planning & Development Services at 387-6170 for information
regarding impact fees.
