Trash Enclosure: Any dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash enclosures must be built in the location and to the size approved by SSC. Handicap-Accessibility: The structure, site improvements and parking must be in compliance with all federal handicap-accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. The proposed project, an approximately 11,000 square foot medical office building will be located within the Meadowlake Village / Touchmark development on an existing individual parcel adjacent to the proposed Meadowlake PUD. A lot-line adjustment hs been submitted to Planning and Zoning for review and approval. The new building will provide offices and clinical facilities for OB/GYN Associates with convenient pedestrian access to St. Luke's Meridian Medical Center. The master plan for the development is compatible with this proposed project and complimentary in use to adjacent facilities such as the Touchmark office building, and the Spine Institute of Idaho. The Touchmark Design Standards Committee approved the project, with specific provisions such as approval from Meridian Planning and Zoning. Both Meridian Planning and Zoning requirements and the Touchmark Co~ru-nercial D2Jign Standards have been utilized to complete uiis submittal. The project will be phased to include a complete building shell and partial interior build-out (1,500 square feet of area shall remain vacant for future growth). Parking areas have been separated for employees and visitors to bring the building closer to East Louise Drive. The entrance to the building is sited and aligned to the street, while the employee parking area and entrance is located to the rear of the building. Rain and storm run-off will be maintained on-site through the use of sub-surface absorption beds located under the parking lots.
