Landscaping The landscape plan prepared by Brooks Design Group, labeled L 1(BLDG. A-3), dated 9-6-04, and stamped 3-14-OS "approved" by the Meridian Planning and Zoning Department, is approved with the following change (see redline on plan): 1) MCC 12-13-12-3.B requires an effective visual barrier between different land uses. Therefore, add one tree to the southwest land use buffer (between the proposed office building and the four-pleg to the west). Other than the above-mentioned change, the landscape plan is not to be altered without prior written approval of the Planning and Zoning Department. No field changes to the landscape plan permitted; priorwritten approval of all material changes is required. Site Plan: The site plan prepared by Sundell Architecture, dated 11-15-04, and stamped "approved" on 3-14-OS by the Meridian Planning and Zoning Department, is approved with no changes. NOTE: The minimum westerly building setback shall be at least 20-feet to the property line and the southerly building setback shall be at least 15-feet to the property line, as proposed. The site plan is not to be altered without prior written approval of the Planning and Zoning Department. Irri ag tion: An underground, pressurized irrigation system must be installed to all landscape areas per the approved specifications and in accordance with MCC 12-13-8 and MCC 9-1-28. Cwbinl;: Per MCC 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff. F ~ : mow. .~'.. N • w Parking All parking stalls shall be 19-feet long by 9-feet wide adjacent to 25-foot wide drive aisles. The project engineer/architect shall certify that the number and size of handicap- accessiblespaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA. The applicant shall be responsible for meeting the requirements of ACHD and ITD as they pertain to this development. Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Li tin : Lighting shall not cause glare or impact the traveling public or neighboring development. Down-shield all lighting so it does not spill onto adjacent properties. Sianage: No signs are approved with this CZC. All signs require a separate sign permit in compliance with the sign ordinance. Trash Enclosure: Any dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash enclosures must be built in the location and to the size approved by SSC. Handicap-Accessibility: The structure, site improvements and parking must be in compliance with all federal handicap-accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning stafffor approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements.
