Conditions of Approval: Project is subject to all current City of Meridian ordinances and conditions
of approval for the Medimont Subdivision No. 2 and the Development Agreement with Properties
West (Instrument No. 97072405, dated 8/27/97).
Site & Landscape Plan: The "CZC Compliance Site Plan" prepared by Architecture Northwest, P.A.,
labeled CZC-1, dated 12-21-04, and stamped 1-10-OS "approved" by the Meridian Planning and
Zoning Department, is approved with the two (2) redline changes (as noted on the plan). The
landscape plan is not to be altered without prior written approval of the Planning and Zoning
Department. No field changes to the landscape plan permitted; prior written approval of all material
changes is required.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape azeas per
the approved specifications and in accordance with MCC 12-13-8 and MCC 9-1-28.
Curbnns?: Per MCC 12-13-7-9, all landscape azeas adjacent to driveways, parking lots, or other
vehicle use azeas, must be protected by curbing, wheel stops, or other approved protective devices.
Curbing may be cut to allow for storm water runoff.
Pazkins: All pazking stalls shall be as depicted on the site plan. The applicant is responsible to
verify that the 17-foot stalls are provided afree-and-clear overhang of two (2) feet. The project
engineer/architect shall certify that the number and size of handicap-accessible spaces
conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have
signage in accordance per ADA. The applicant shall be responsible for meeting the requirements of
ACHD and ITD as they pertain to this development.
Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K.
Sidewalks shall be constructed prior to occupancy.

Drainaee: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully
vegetated, and shall be designed in compliance with the MCC.
Lighting: Lighting shall not cause glare or impact the traveling public or neighboring
development. Down-shield all lighting so it does not spill onto adjacent properties.
Signage: No signs are approved with this CZC. All signs require a separate sign permit in
compliance with the sign ordinance.
Trash Enclosure: Any dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash
enclosures must be built in the location and to the size approved by SSC.
Handicap-Accessibility: The structure, site improvements and parking must be in compliance
with all federal handicap-accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If
any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan
shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance
of a building permit.
Certificate of OccuU1nCy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing
surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the
remaining improvements. A bid must accompany any request for Temporary Occupancy.
Plan Modifications: The approved "CZC Compliance Site Plan", stamped "approved" on 1-10-05, is
not to be altered without prior written approval of the Planning and Zoning Department. No
significant field changes to the site or landscape plans are permitted; prior written approval of all
changes is required.

Plan Size & Scale: The landscape plan must have a scale no smaller than 1"=50' (1"=20' is preferred) and be on a
standard drawing sheet, not to exceed 36"x48" (24"x36" is preferred). A plan which cannot be drawn in its entirety
on a single sheet must be drawn with appropriate match lines on two or more sheets.

Landscape Plan Preparation: Preparing a landscape plan requires special skills. Landscaping involves more than
a simple arrangement of plants with irrigation; plants are not haphazardly placed in a way that fills up leftover
space. Landscape plans should be artfully and technically organized in a way that conveys coherence, design, and
organization. The landscaping should enhance the physical environment as well as the project's aesthetic character.
Also, requiring plans prepared by a landscape professional minimizes the likelihood of trees dying or interfering

This letter is in regards to the Restrictive Covenants on tl,e Medimont Subdivision, as well as the
Development Agreement between Properties West and. the City of Meridian. The Development
Agreement calls for a minimum of 7 foot wide landscape strip along the interior side lot properly lints,
which extends from the front property line behind the sidewalk to the front line of the building. If each
property owner put in a 7 foot landscape strip on each side of the property line, this would create a 14
foot wide landscape strip from the front property line back to the front of the buildings, which would be
an excessive amount of landscaping in one location.
We, as the Architectural Committee for Medimont Subdivision, have modified this requirement
so that the T wide landscape strip extends from the front property line behind the sidewalk to the rear
property line. This 7' landscape strip would be on ane side of the property line or the other. 'This would
provide a landscape strip that would be more appealing providing a nicer look as the landscaping
matures, as well as providing landscaping the full depth of the Tot rather than just the front portion back
to the building.
The control for detezmining which side of the property line the 7' landscape strip belongs would
be a requirement of the Architectural Conunittec in conjunction with the City of Meridian. It is ow
intent to handle this change administratively. Zf necessary, we can modify the Restrictive Covenants and
the Development Agreement.

reviewed the submitted application and site plan for the item referenced above. It has been
determined that the Right-of--Way and Development Services Department does not have any site
specific requirements for you at this time due to the fact that:
• On January 8, 1997, the Ada County Highway District acted on Medimont Subdivision
No. 2. (Stonebridge Business Park).
• The same Conditions and Requirements also apply to MCZC-05-006.
