Proposed Use: 3,977 square foot convenience store, five (5) fuel dispensing islands, four (4)
underground storage tanks and associated landscaped and parking areas

Comments:
Conditions of Approval: Project is subject to all current City of Meridian ordinances and conditions
of approval for the Mavrick Annexation (AZ-04-012), and Conditional Use Permit (CUP-04-034).
Landscaping: The landscape plan prepared by Timmerman Associates/Architects., labeled L1.2,
dated 1-31-04, and stamped 2-2-OS "approved" by the Meridian Planning and Zoning Department, is
approved with the following changes: 1) Provide an additional tree within the eastern and
southern perimeter landscape strips, between the parking/drive aisle and the property line,
and also within the southern landscape strip (between the drive aisle and the property line)(See
MCC 12-13-11-2.C); and 2) Add ten feet by five feet to the landscape planter with an
approved tree at the end of the east parking stalls to enclose the trash receptacle; currently, no
tree planter is shown (See MCC 12-13-11-B.D). 3) All trees shall be placed out of the clear
vision triangle (See MCC 12-13-9)See Redlines on landscape plan. Except for the above-
mentioned changes, the landscape plan is not to be altered without prior written approval of the
Planning and Zoning Department. No field changes to the landscape plan permitted; prior written
approval of all material changes is required.
Site Plan: The site plan prepared by Timmerman Associates/Architects, labeled C1.1, dated
O 1 /26/05, and stamped "approved" on l -28-OS by the Meridian Planning and Zoning Department, is
approved with the following changes: 1) Ensure that all internal landscape planter islands are a
minimum of 5-feet wide, inside curbing. There is a landscape planter proposed on the north
side of the parking lot that is 5'9", measured to the outside of the curbs. There is a landscape
planter proposed on the eastern end of 6 stalls on the south side of the building that is less than
5-feet wide and must contain a tree (See MCC 12-13-11-3.B); and 2) Add ten feet to the
landscape planter at the end of the east parking stalls to enclose the trash receptacle; currently,
no planter is shown (See MCC 12-13-11-B.D). See Redlines on site plan. Except for the above-
mentioned changes, the site plan is not to be altered without prior written approval of the Planning
and Zoning Department.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per
the approved specifications and in accordance with MCC 12-13-8 and MCC 9-1-28.
Curbin Per MCC 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other
vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices.
Curbing maybe cut to allow for storm water runoff.
Parkin: The project engineer/architect shall certify that the number and size ofhandicap-accessible
spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must
have signage in accordance per ADA. The applicant shall be responsible for meeting the
requirements of ACHD and ITD as they pertain to this development.
Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K.
Sidewalks shall be constructed prior to occupancy.
Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully
vegetated, and shall be designed in compliance with the MCC.
Li htin :Lighting shall not cause glare or impact the traveling public or neighboring development.
Si rg_iage: No signs are approved with this CZC. All signs will require a separate sign permit in
compliance with the sign ordinance.
Trash Enclosure: Any dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash
enclosures must be built in the location and to the size approved by SSC.
Handicap-Accessibility: The structure, site improvements and parking must be in compliance with
all federal handicap-accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit.
If any changes must be made to the site plan to accommodate the ACRD requirements, a new site
plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the
issuance of a building permit.
Certificate of OccupancX: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy maybe obtained by providing
surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the
remaining improvements. A bid must accompany any request for Temporary Occupancy.
Plan Modifications: The approved Site Plan and Landscape Plan, stamped "approved" on 2-2-OS and
1-28-OS are not to be altered without prior written approval of the Planning and Zoning Department.
No significant field changes to the site or landscape plans are permitted; prior written approval of all
changes is required.
