Comments:
Conditions of Approval: Project is subject to all current City Ordinances. The City's failure to
specifically identify requirements in this Certificate of Zoning Compliance does not relieve owner of
responsibility for compliance with these documents.
Si~nage: No signs are approved with this CZC. All signs will require a separate sign permit in
compliance with the sign ordinance.
Landscaping: The Landscape Plan is approved per the plan stamped 2/3/03. The approved landscape
plan is not to be altered without prior written approval of the Planning & Zoning Department.
No field changes to site plan permitted; prior written approval of all material changes is
required.
Irri ag tion: An underground, pressurized irrigation system must be installed to all landscape areas per
the specifications provided.
Fencin :Perimeter chain link fencing shall be slatted (see red-line note) per ordinance 11-12-3J.
C bing: Per Ordinance 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other
vehicle use areas, must be protected by curbing, wheel stops, or other approved protective
devices. Curbing may be cut to allow for storm water runoff.
Protection of Existing Trees: Any existing trees on site must be protected in accordance with the
Tree Preservation section of the City's Landscape Ordinance. Per Ordinance 12-13-13-4,
coordinate with the Parks Department Arborist (Ekoy Hui for approval of protection
measures prior to construction. Any severely damaged tree must be replaced incompliance
with Ordinance 12-13-13-6.
Parkin: Off-street pazking is approved as shown on the approved site plan. All standazd pazking
stalls must be 9 x 19 minimum and drive aisles must be at least 25 feet wide. Project
engineer/architect shall certify that the number and size of handicap-accessible spaces
conforms to the Americans with Disabilities Act.
Sidewalks: All sidewalks shall be constructed as submitted and in accordance with the Meridian City
Code requirements. Sidewaks shall be constructed prior to occupancy.
Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully
vegetated, and shall be designed in compliance with the Meridian City Code.
Liahtin: Lighting shall not cause glaze or impact the traveling public or neighboring development.
Trash Enclosure: All dumpsters must be screened from view and not be visible by the public or from
adjacent properties. Trash enclosure must be built in the location and size as approved by
SSC.
Handicap-Accessibility: The structure, site improvements and parking must be in compliance with aU
federal handicap-accessibility requirements.
ACHD Acceptance: Applicant shall be responsible for meeting the requirements of ACHD as they
pertain to this development. All impact fees, if any, shall be paid prior to the issuance of a
building permit. If any changes must be made to the site plan to accommodate the ACRD
requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning
staff for approval prior to the issuance of a building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by
providing surety to the City in the form of a Letter of Credit or cash in the amount of 110%
of the cost of the remaining improvements. A bid must accompany any request for
Temporary Occupancy. No occupancy will be granted until the final plat for the property is
recorded.
Plan Modifications: The approved Site/Landscape Plan, stamped 2/3/03 is not to be altered without
prior written approval of the Planning & Zoning Department. No significant field changes to
the site or landscape plans aze permitted; prior written approval of all changes is required.

The District has reviewed the plans for the above referenced project and they are accepted for construction. By
stamping and signing the improvement plans, the Registered Engineer ensures the District that the plans conform to
all District policies and standards. Variances or waivers must be specifically and previously approved by the District
in writing. Acceptance of the improvement plans by the District does not relieve the Registered Engineer of these
responsibilities. The District will not assess an impact fee for this project.

1, The District requires a set of stamped construction plans that are signed, dated, and approved by the
District to be located on site at all times for inspection and reference purposes.
2, Utility street cuts in new pavement less than five years old are not allowed unless approved in writing
by the District.

In response to your request for comment, the Ada County Highway District (ACRD) staff has reviewed the submitted
application and site plan for the item referenced above. It has been determined that the Right-of--Way and Development
Services Department does not have any site specific requirements for you at this time due to the fact that:
• Roadway improvements currently exist adjacent to the site
If the site plan or use should change in the future, ACRD will review the site plan and may require improvements to the
transportation system at that time.
Prior to the construction or installation of any roadway improvements (curb, gutter, sidewalk, pavement widening,
driveways, culverts, etc), a permit or license agreement must be obtained from ACRD. In addition to any costs associated
with a permit or license agreement, a roadway impact fee will be assessed by ACRD and will be due prior to the issuance
of a building permit.
]n accordance with ACFID's standazd requirements, the applicant shall:
• Meet District drainage requirements, -
• Replace or repair any damaged curb, gutter and sidewalk (as determined by Construction
Services),
• Beaz all costs for the relocation of utilities associated with improving street frontages,
• Contact the District's Utility Coordinator or Construction Services Department in regazd to
all utility street cuts to determine if the pavement is less than five years old.
These provisions aze in accordance with the Ada County Highway District Policy Manual, ISPWC Standards,
Construction Services policies and procedures as well as all applicable ACRD Ordinances. If you should have any
