A plan which cannot be drawn in its entirety on a single sheet must be drawn with appropriate match lines on two or more sheets. Number of Copies: 3 Landscape Plan Preparation: Preparing a landscape plan requires special skills. Landscaping involves more than a simple arrangement of plants with irrigation; plants are not haphazardly placed in a way that fills up leftover space. Landscape plans should be artfully and technically organized in a way that conveys coherence, design, and organization. The landscaping should enhance the physical environment as well as the project's aesthetic character. Also, requiring plans prepared by a landscape professional minimises the likelihood of trees dying or interfering with other adjacent site features. Therefore, all landscape plans shall be prepared by a landscape designer, or qualified nurseryman. Item _ Comments No. Descri Lion ~ 1. Moore Company yesterday. He called to let us know that American Paving is scheduled to construct the muki-use pathway along the Ridenbaugh in the next couple of weeks. But he also raised an issue that may need a site visit from you and/or Elroy. The Trout, Weeks, Nemec Law Office building is being constructed just west of the Heritage Reflections building (which is at the corner of Eagle Road and Copper Point). The law office lot backs up to the new pathway and the 20-foot wide public pedestrian easement we have back there. Dave Evans (the contractor) is apparently cutting in a 7-foot tall retaining wall into the slope that will be just north of the pathway. This could present a public safety concern. Craig Hood was the planner on this project and the site plan he approved did not show this retaining wall. So, even though it may be outside of the City's pathway easement, if it presents a safety issue for pathway users we may have some basis to require some modifications or mitigation to be done. Would you or Elroy be able to visit the site and make a determination on the safety of the wall, etc? Jonathan said he could meet someone on site if necessary. Thanks, Doug. It has been determined that the Right-of--Way and Development Services Department does not have any site specific requirements for you at this time due to the fact that: - On January 16, 2002, the Ada County Highway District acted on Bonito Subdivision/CUP-Ol-037 (originally El Dorado Business Campus). - The same Conditions and Requirements also apply to MCZC-OS-002. If the site plan or use should change in the future, ACHD will review the site plan and may require improvements to the transportation system at that time. A traffic impact fee will be assessed by ACHD and will be due prior to the issuance of a building permit. Contact ACHD Planning & Development Services at 387-6170 for information regarding impact fees. If you have any questions, please feel free to contact me at (208) 387-6171.
