Please submit 3 revised plans when the changes have been made.: 1. The landscape plan shows 2 Bur Oaks on the Applebees site. Bur Oaks will eventually be about 70'x70'. The Oak on the south side of the building is planted right against the building in a 6-foot planter. This will certainly create problems. Please change the Oaks to another (smaller) deciduous ornamental tree (i.e. Flowering Pear, Crabapple, Hawthorn, Japanese Tree Lilac, etc.) 2. Cobble mulch is discouraged because it does not aid water retention and increases heat stress on plants. Please replace the cobble mulch with an organic mulch (i.e. bark) as you have in all the other planter areas. 3. The parking matrix shows that 18 parking spaces have been lost from the previous plan with this addition. I can, see where 10 were removed along the south side of Applebees. Where were the other 8 removed from? 4. The 4 parallel parking spaces appear to be more of a hazard than they are worth. Cars leaving those spaces would have to back up the length of that drive aisle into a crossing aisle before getting straightened around. The configuration is very awkward. Since there are already approximately 200 extra parking spaces in the center as a whole, I would recommend omitting the four spaces, widening the sidewalk, and adding a planting strip and a pedestrian curb cut. See sketch on next page. 5. The drive aisle between the parallel spaces and the standard spaces to the south is only 24.04 feet. 25 feet is minimum by City Ordinance. You have 26.16 feet curb to curb at the eastern entrance of this drive aisle. This should be continued through. 6. The handicapped parking space does not meet the minimum standards for avan-accessible space. Minimum dimensions per ADA is 8 feet plus an 8 foot aisle (total 16 feet). All facilities to be constructed with a proposed development, and to be owned and maintained by the District, must be constructed according to the latest edition of 1.S.P.W.C. and the District's Supplemental Standard Specifications. 5. Any work in the public night-off way requires a permit .from ACHD Construction Services. 6. An engineer registered in the State of Idaho shall prepare and certify all improvement plans.
