Project engineer/architect shall certify that the number and size of handicap -accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA. The existing parking stalls and aisle widths were approved as an `alternative compliance' per the approved CUP. Sidewalks: All internal sidewalks shall be constructed as submitted and in accordance with the Meridian City Code requirements (MCC 12-5-2.K.). Sidewalks shall be constructed prior to occupancy. Light: Lighting shall not cause glare or impact the traveling public or neighboring development. Trash Enclosure: All dumpsters must be screened from view and not be visible by the public or from adjacent properties. Trash enclosure must be built in the location and size as approved by SSC. See Meridian City Code 11-12A.C. for enclosure requirements. ACHD Acceptance: Applicant shall be responsible for meeting the requirements of ACHD as they pertain to this development. All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Parking Stalls — In regards to the parking, a conditional use permit has been issued CUP 03-002, and parking was addressed during this hearing. It was determined that the Meridian School District Maintenance Building, located directly west of the Meridian Academy, has extra parking stalls that will be used to supplement the parking shortage of 18 spaces at the Academy. I have attached a letter outlining the correspondence between LKV Architects and Wendy at Meridian P&Z. I have also attached a letter from the School district that was sent to P&Z , per Wendy's verbal request, that states the Meridian School district is in agreement of the proposed solution. (11) Classrooms = 110 spaces 110 spaces are shown New Building Size — 15,448 square feet Lot Size —12.25 Acres Landscaping — All P&Z requirements for landscaping have been addressed, new trees and plantings have been added to beautify the site. Open Space — Overall the site has a large amount of open space. There is a full softball field on the Northern end of the site and between the existing and the new building there is a landscaped courtyard. Setbacks — Setback requirements have been met Fencing — There is an existing 5'-0" chain link fence along the North, East, and West sides of the site. Screening - All dumpsters and mechanical units have been screened from view. Coverage - All areas are to receive grass sod, planting, or mulch. All exposed ground shall be covered. The plot of ground that the Meridian Academy occupies also houses the Meridian School district Maintenance Warehouse. Currently, there isa large section of asphalt at the warehouse parking lot, which lies directly East of the academy. This asphalt has a painted bus turn around for the academy building. By designing in a bus turn around at the new site, parking can be added at the maintenance parking lot in this area. The parking for the site has been calculated as follows. The Academy building has 11 classrooms with 10 parking stalls for each classroom this equals 110 required spaces. The Maintenance Warehouse has 14,841 square feet that equals 1 space per 1000 square feet thus resulting in 15 spaces plus and additional 15 spaces that are required for vehicles that serve the Warehouse for a total of 30 required spaces. The numbers of parking stalls that will be in place once the project is complete are as follows; Parking at the Meridian Academy site Parking at the Maintenance Warehouse Required -110 (11 classrooms) As Designed -92 full size spaces Shortage of -18 spaces Required - 30 full size spaces As Designed - 50 full size spaces Excess of - 20 spaces It is requested that the excess parking from the Warehouse Building be used at the Meridian Academy Building leaving an excess of 2 parking stalls. Please contact me to tell me if this is a feasible solution. The drainpipe begins at a ditch that Parallels Franklin Road, (it is the overflow pipe at the concrete distribution box). The pipe gavity !lows Northward and daylights into a ditch directly behind the backstop on the Northern Softball held, then it continues down to the Gruber Drain, We am concerned with the Line of Trees that run along the Eastern property Line. 'These trees, which would run in close proximity to the above-mentioned pipe, would eventually cause root damage and blockage to the pipe.
