Approval: This CZC is for the submitted facade improvements and related site improvements as
shown on the approved plans dated 6/20/02 and stamped 6/27/02. This project is intended to
create a "facelift" for the existing center, but will not be adding squaze-footage to the any of
the structure(s). Additional site improvements will be required for any future expansion of
the center.
Si e: No new signs aze approved with this CZC. All new signs will require a separate sign
permit in compliance with the sign ordinance and the Planned Sign Program for Cherry Plaza.
The purpose of a Planned Sign Program is to establish consistent design criteria for multi-
tenant developments through flexible sign criteria.
Fire Lane: Sheet A1.0 depicts the required modifications to maintain a 20-foot fire lane azound the
structure. Such improvements aze required as part of this project.
Trash Enclosures: All dumpsters must be screened from view as shown on the approved site plan
and not be visible by the public or from adjacent properties. Trash enclosures must be bunt in
the location and size as approved by SSC.
Landscaping: The recent landscape improvements to the pazking lot azea of Cherry Plaza are
sufficient for approval of this CZC. A copy of the previous landscape improvement plans
have been submitted with this application. No new landscaping in required as part of this
application for facade improvements.
Irri ag tion: An underground, pressurized irrigation system has akeady been installed to all landscape
areas per the plans and specifications provided. Such irrigation shall be maintained as part of
these improvements.
Handicap-Accessibility: The structure and other site improvements must be in compliance with all
federal handicap-accessibility requirements.
Lighting: Lighting shall not cause glaze or impact the traveling public or neighboring development.
ACRD Acce tance: Applicant shall be responsible for meeting the requirements of ACHD as they pertain to
this development. All impact fees, if any, shall be paid prior to the issuance of a building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by
providing surety to the City in the form of a Letter of Credit or cash in the amount of 110%
of the cost of the remaining improvements. A bid must accompany any request for
Temporary Occupancy.
Plan Modifications: The approved Site Plan is not to be altered without prior written approval ofthe
Planning & Zoning Department. No significant field changes to the plans are permitted; prior
written approval of all changes is required.

Facade Improvements

The Ada County Highway District (ACHD) staff has received and reviewed the application and site plan for the item
referenced above and is submitting this no review letter in response to the lead agency's request for comment.
Based on the submitted information, it has been determined that the proposed development will generate less than 10
additional vehicle trips per day (VTD); or improvements exist adjacent to the site and ACHD has no site improvement
requirements attributable to this application.
ACHD policy states that no site related improvements will be required for developments generating less than 10
additional VTD. If the site plan or use changes in such a manner that more than 10 additional vehicle trips per day are
generated, then ACHD will review the site plan and may issue requirements based on the ACHD Policy Manual.
ACRD policy requires that before any improvements of any kind are constructed or installed within the public right-of-
way, apermit or license agreement permitting the improvements must be obtained.
All future design plans and construction shall be in accordance with the Ada County Highway District Policy Manual,
ISPWC Standards and approved supplements, Construction Services procedures and all applicable ACHD Ordinances
unless specifically waived in writing by the District. Meet District drainage requirements per section 8000 of the ACRD
Development Policy Manual. Contact District staff at 387-6170 for details.
Please contact the office for determination of possible road impact fees, prior to obtaining a building permit. These fees
are collected in accordance with Ordinance #195, the Ada County Highway District Road Impact Fee Ordinance.
