Adkins Way, Ste. 101 Meridian, ID 83642 Re: Lot 10, Block 2 Medimont Subdivision No. 1 CUP-02-017 Dear Michael: This letter is in response to your August 8, 20031etter requesting modifications to the Ketlinski Warehouse Site Plan that was approved on July 28, 2003 under Certificate of Zoning Compliance No. CZC-03-042. I've addressed each of the four requested plan modifications below (using the same order as presented in your 8-8-03 letter): Item 1-Approved. The planter adjacent to the east boundary may be removed. Contractor/owner are responsible to maintain and protect the existing 20-foot wide buffer. Item 2 -Not Approved. This planter is required by the Landscape Ordinance (see 12-13-11-2) and was shown on the landscape plan submitted with the Conditional Use Permit, as presented at the public hearing. Staff does not have the authority to approve such a modification without City Council approval, which would require re-noticing and re-opening the public hearing. Item 3 -Not Approved. See #2 above. Item 4 -Approved. The site plan submitted with -the Conditional Use Permit showed chain link fencing and this is deemed compatible with the proposed building. Per Councilman Bird's motion on the CUP application, the fence along the eastern boundary must be slatted. The requested items and reasons for request are as follows. Item 1 Request to delete landscape planter on east property line. This is being requested since we did not show the planter on our original CUP application and there is an existing 20'-0" landscape buffer on the east side of this property boundary already. Paving would be extended to property boundary Item 2 Request to delete landscape planter at the south property boundary inside of fenced area. This is requested since the fenced area is screened from public view and Medimont CCR`s only require landscaping on the north boundary and the streetscape. Paving would be extended to property boundary. Item 3 Request to delete landscape planter at the north property boundary inside of fenced area. This is requested since the fenced an~a is screened from public view, there is a 20'-0" +/- tall wall of a building 10'-0" +/- along the boundary to the north and our building wing to the north extends to 10'-0" +/- to the property line. Additional requirements affecting pressurized irrigation systems can be found in City Ordinance 9-1-28. Irri~atinn Water Rnurce Use ofnon-potable irrigation water is required when determined to be available by the City Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is used, a separate water meter is recommended so the owner can avoid paying sewer fees for irrigation water. The application shall contain the following information: / 1. Completed and signed CZC application form. / 2. The last deed of record for the subject property. 3. Notarized Affidavit of Legal Interest (attached). ,~ 4. Four (4) copies of a detailed site plan, drawn to a scale of not less than 1 "=50' . Also include Four (4) copies of an 8 '/Z" x 11" reduction of the site plan. / 5. Submit a scalable Vicinity Map of the subject property and surrounding properties (a map may be obtained from the Meridian Planning & Zoning Department). J 6. Three (3) copies of the landsca~ design incompliance with the Landscape Ordinance, drawn to a scale of not less than 1 "=50'. Also, include three (3) copies of an 8 'h" x 11"reduction. See attached landscape submittal requirements. ~/ 7. Three (3) espies of irigation performance specifications in compliance with the Landscape Ordinance. (Form attached) 8. Written approval or a stamped site plan from Sanitary Service Company (SSC) indicating that the designs of the trash enclosure and access drive are acceptable. /9. A calculations table that shall list the number of parking stalls, building size, lot size, landscaping, open space, setbacks, fencing, screening and coverage. ~/ 10. A written statement from the applicant detailing the proposed use(s) of the property. Please list as many details as possible. 11. A fee of $60.00. AC'.Nn Acceptance. Applicant shall be responsible for meeting the requirements of ACHD as they pertain to this application. All impact fees, if any, shall be paid prior to the issuance of a building permit.
