Commercial Street Proposed Use: 20,000 sQ.ft. Printin Facility Zoning: I- COMMENTS: Signage: All signage is subject to design review and requires separate permits. No signage is permitted in ACRD right-of--way. No portable signs or temporary signage permitted (such as A-Frames). Parkin: Minimum parking requirements are met by the plan. Dimensions of all parking stalls on the submitted site plan, 9'x20', are one foot longer than the minimum dimensions for parking stalls listed in the city parking ordinance (9'x19'). The driveway aisle width depicted on site plan is 24', one foot less than required by city's parking ordinance. Therefore, the parking lot dimensions can accommodate 9'x19' stalls and provide fora 26' driveway aisle width (see red-line on site plan). Please paint the stalls to reflect the 9'x19'dimensions. The site plan depicts two ADA parking stalls that meet Federal requirements for location dimension and number. Handicap-Accessibility: The structure and site improvements must be in compliance with all federal handicap-accessibility requirements. Landscaping: All landscaping trees shall be 2" caliper minimum. The approved landscape plan meets the minimum requirements as set forth in the landscape ordinance. Irri ation: An underground, pressurized irrigation system must be installed to all landscaped areas as noted on the approved landscape plan. Li tin : All lighting shall be down-shielded, and shall not adversely impact the surrounding properties and right of way. Trash Enclosure: The location and screening of the trash enclosure, as noted on the approved site plan, meets or exceeds the minimum requirement for trash enclosures and has been approved as noted by SSC (attached). Certificate of Occupancy: All required improvements must be complete prior to obtaining a • • Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements (including paving, striping, landscaping, and/or irrigation). A bid must accompany any request for Temporary Occupancy. Plan Modifications: The approved Site Plan and Landscape Plan are not to be altered without prior written approval of the Planning & Zoning Department. No field changes to the site or landscape plans are permitted; prior written approval of all material changes is required. In the front office, there will be a total of 14 full-time employees and one part-time employee. Duties performed are sales, management, typesetting, estimating, bookkeeping, and prepress activities. In the production area, including the pressroom and bindery, there will be a total of 13 full-time employees including printing press operators, bindery equipment operators, packaging, shipping and delivery. The entire workforce is day shift, working from approximately 6:30am to 5:30 pm We are -not anticipating an immediate increase in personnel, even though we will have more capacity. In the future, if the need arises, we plan to add a second shift to better utilize our equipment and space. I hope this helps to clarify our mix of employees. Thank you for your help.
