COMMENTS:
Signage: All signage is subject to design review under Ordinance 11-14 and requires separate
permits. No signage is permitted in ACHD right-of--way.
Use: Use of the lot is limited to storage of heavy equipment associated with Cate Industrial activities.
Parking lot use is prohibited unless paved and landscaped in accordance with City
Ordinances.
Landscaping: The three (3) new trees shall be planted as per the approved landscape plan. All tree
sizes are to be 2" caliper minimum as per the plan. Grass sod may be substituted for the
junipers shown on the approved plan, at the owner's option. Any other changes must be
cleared through Planning & Zoning.
Paving: A 30-foot long paved apron, the width of the gate, will be required to help prevent gravel
from migrating onto Bower Street. See redline on approved plan.
Gravel: Gravel, rock, or "permabark" will not be accepted as a groundcover in landscape areas.
Gravel is allowed only within the fenced area for storage of equipment.
Screening: The storage area must be screened on all sides as per the approved plan.
Irri ag tion: An underground, pressurized irrigation system must be installed to all landscaped areas.
The irrigation must have backflow prevention, 100% coverage, and matched precipitation
rates per Ordinance 12-13-8. ,

Handicap-AccessibilitX: The structure and site improvements must be in compliance with all
applicable federal handicap-accessibility requirements.
Li htin :Lighting shall not cause glare or impact the traveling public or neighboring development.
Trash Enclosure: All dumpsters must be screened from view and not be visible by the public or from

adjacent properties.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by
providing surety to the City in the form of a Letter of Credit or cash in the amount of 110%
of the cost of the remaining improvements (including paving, striping, landscaping, and/or
irrigation). A bid must accompany any request for Temporary Occupancy.
Plan Modifications: The approved Site Plan and Landscape Plan are not to be altered without prior
written approval of the Planning & Zoning Department. No field changes to the site or
landscape plans are permitted; prior written approval of all material changes is
required.
The Site Plan & Landscape Plan stamped 3/19/01 is approved with the comments noted above

As per our pervious conversations we are applying for a certificate of zoning compliance
for a lot that joins our present business location at 500 East King Street. The platted lot #23 we
are developing is 214.76' by 122.65'. We are expanding our present business, no zone change
is required.
We will landscape the area next to Bower Street except fora 24' gate access. The land-
scaped area will be approximately 12' X 100'. The landscaped area wi11 include 3 honey locust
tress with 31 junipers for ground cover. The entire area will be covered with a bark mulch. To
conserve water we will install a drip irrigation system.
The front and sides of the lot will be enclosed with a 72", plus 3 barbed wire, chain link
fence with slat screening.
We have contracted Ada County Highway District and they have responded that they have
no issues or requirements for this project (see attached letter).
