Site Plan: The Site Plan is approved with the following comments: • Another fire hydrant shall be added near the trash enclosure, per discussions with Fire Marshall, Joe Silva. Landscaping_ The area of unfinished landscaping/urigation along the southern boundary of phase 1 will be torn up ,for installation of the new water line for the fire hydrant. Therefore, completion of the unfinished landscaping will be required as part of Phase 2 improvements. All landscaping and irrigation must extend to the property line per the approved plan. New landscaping along Marcon Lane will be required as depicted on the landscape plan, prior to occupancy of the new structure. Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the specifications provided. • Fencing: If the recycled asphalt area is to be used for any outdoor storage, a screening fence will be required. Parking Off-street parking is approved as shown on the approved site plan. Per discussions with the Planning Director, Anna Powell, no new parking will be required for the second building, as it is only storage, with no office or restroom facilities. Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development. Trash Enclosure: All dumpsters and/or carts must be screened from view and not be visible by the public or from adjacent properties. Trash enclosures must be in the location and size as approved by SSC. Handicap-Accessibility: The structure, site improvements and parking must be in compliance with all federal handicap-accessibility requirements. ACRD Acceptance: Applicant shall be responsible for meeting the requirements of ACRD as they pertain to this development. All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy.
