COMMENTS:
Si__gngg_e: Any new signage is subject to design review under Ordinance 11- i 4 and requires separate
permits. No signage is permitted in ACRD right-of--way.
Parkins: Parking shall be installed as depicted on the approved site plan.
Handicap-Accessibility: The structure, parking, and site improvements must be in compliance with
all federal handicap-accessibility requirelr~nts.
Landscaping: All landscaping and irrigation shall be installed per the approved plan (stamped 10-18-
2001). All noted "red-lines" shall be required changes. Written approval of any changes is
required; no field changes will be accepted.
Li tin :Lighting shall not cause glare or impact the traveling public or neighboring development.
Trash Enclosure: All dumpsters must be screened from view and not be visible by the public or from
adjacent properties.
Fenc' All fencing--chain link with slats, and vinyl 4-rail fence-shall be in place prior to
occupancy. A fence permit will be required.
Ada County Highway District: All impact fees, if any, shall be paid prior to the issuance of a
building permit. The applicant shall submit a copy of the ACHD `Plans Acceptance' letter,
showing Impact Fee calculations, prior to issuance of Building Permits. If any changes are
made to the site plan to accommodate ACHD requirements, a new site plan shall be submitted
to the City of Meridian Planning and Zoning Staff for approval, prior to the issuance of a
building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by

providing surety to the City in the form of a Letter of Credit or cash in the amount of 110%
of the cost of the remaining improvements. A bid must accompany any request for
Temporary Occupancy.
Plan Modifications: The approved Site Plan and Landscape Plan are not to be altered without prior
written approval of the Planning & Zoning Department. No field changes to the site or
landscape plans are permitted; prior written approval of all material changes is
required.
The Site Plan 8c Landscape Plans stamped 10/18/01 are approved with the comments noted above.

Dear Steve, ~ ~ .
Please find attached a copy of the revised site plan for your review. Please
note the following revisions per~your request:
1. ~ Elimination of one parking space on east side of building, along with
the indication of a 25'-0" wide drive lane and 19'-0" deep spaces.
(You said that the 2Q'-0" wide drive lane around the building
expansion~was acceptable.
~2. Widening of the handicap access isle to 8'-0" wide for a van
accessible space. Note the 25'-0" wide drive lane, 17'-0" deep
parking stalls and a 2'-0" overhang ~of the landscape area.
3. VVe. have adjusted the parking layout and drive isle on+the west side of
the building. Please note that we could only get 24'-0" on the drive
isle, 17'-0" on the parking stall with a 2'-0': overhang. of the 5'-0" wide
planter strip, (which you said would be acceptable).
The total parking count is 33 spaces.
Please review the attached drawings and give me a call to discuss your
thoughts. Thank you for your assistance. •
