ACRD Acceptance: Applicant shall be responsible for meeting the requirements of ACRD as they pertain to this development. All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. The temporary extruded curb needs to continue around the south end of the parking lot that is to be constructed. ~. The sidewalk in the northwest part of the project needs to extend north to connect with N Hickory Way. /~. Stripe (or otherwise designate) the approach to the trash enclosure, so that it looks different than the other parking stalls. ~b/4. Show the location of the van-accessible handicap parking sign. IfS. The parking stalls and drive aisles all appear to scale correctly. Can we add the dimensions back on the plan to verify that all stalls are 9 x 19 and the drive aisles are 25 feet? Landscape Plan a~ ~s .~ ~" 6. Other Add tree symbols to all of the planter islands-not just as a note on the plat. I must verify the species, size and locations. Delete the note about the unimproved area as it conflicts with the new general note regarding landscaping it. Depict the groundcover intended for the area. For example, if it is to be hydroseeded, extend the hydroseed symbol across the area. It is confusing to have only the north half of the street buffer landscaping shown and not the southern half. One option is to finish showing the rest of the trees and other landscaping in the buffer. Another (perhaps cleaner) option would be to delete all of the tree symbols in the buffer and cross hatch the entire buffer in a way to represent `street buffer landscaping by the developer per approved final plat.' Clean up the hydroseed area boundaries so that it is clear whether the grass extends to the sidewalks, etc. Note that the hydroseed symbol should not extend into the street buffer, as sod was required there per the final plat. Show contour lines in the drainage areas so that I can check slopes and depth. In the plant schedule, the second `ornamental flowering trees' heading should be changed to 'conifer trees'. The Norway Spruce scientific name should be changed to Picea abies. The plant schedule should be restricted to species actually depicted on the plan. p~~ 1. Regarding the bonding for the subdivision, I have verified that an active bond is in place for the subdivision landscaping, wall, etc. The bond was posted by D.L. Evans Bank. This is suffiaent for release of building permits, but I would recommend discussing the improvements with the Mallanes and/or the bank representatives to verify that the improvements will be done on your schedule so that the lack of improvements does not hold up occupancy of your building. I know that this is more than you had intended to do on these plans, but I do need these items in order to have them be clean construction documents and in compliance with the CUP and CZC requirements. If you would like to get together for 10-15 minutes to go over these items and redline a set of plans together, just let me know. Matched Precipitation Rates Sprinkler heads must have matched precipitation rates within each control valve circuit. Irrigation Zones Sprinkler heads irrigating lawn or other high-water-demand areas must be circuited so that they are on a separate zone or zones from those irrigating trees, shrubs, or other reduced- water-demand areas. Overs~ray Sprinkler heads must be adjusted to reduce overspray onto impervious surfaces such as sidewalks, driveways, and parking areas. 4 Rev. 11/03/03 ! w Additional Irrigation Notes: Irrigation Required All landscape areas regulated by the City Landscape Ordinance (12-13) shall be served with an automatic underground irrigation system. Additional requirements affecting pressurized irrigation systems can be found in City Ordinance 9-1-28. Irrigation Water Source Use ofnon-potable irrigation water is required when determined to be available by the City Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is used, a separate water meter is recommended so the owner can avoid paying sewer fees for irrigation water. Potable water shall not be used as a primary irrigation water source on non-residential lots with more than '/2 acre of landscaping. Year round water availability is also required by connecting to city potable water or an on-site well as a secondary source.
