Signage: All signage is subject to design review and requires separate permits. Applicant shall apply
for a planned sign program. No signage is permitted in ACHD right-of-way. No portable signs or
temporary signage permitted (such as A -Frames, banners etc...).
Landscaping: All trees, and landscape islands shall be planted as per the approved landscape plan
(stamped 9-12-2001). All noted "green lines" shall be required changes. Written approval of any
changes is required; no field changes will be accepted.
Irri ag tion: An underground, pressurized irrigation/sprinkler system must be installed to all landscaped
areas.
Lighting: Lighting shall not cause glare or impact the traveling public or neighboring developments.
Parking: Parking shall be installed as depicted on the approved site plan.
Certificate of Occupancy: All required improvements must be completed or installed prior to
obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by
providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the
cost of the remaining improvements (including paving, striping, landscaping, and/or irrigation). A bid
must accompany any request for Temporary Occupancy.
Refuse and Trash Enclosures: Trash enclosures shall be installed per the requirements of the Sanitary
Services Company. Additional refuse containers shall be required adjacent to the coffee kiosk.
Hours of Operation: C- store: 5 am until midnight.
Artic Circle: Until 10 pm Sunday- Thursday and 11 pm per Friday and Saturday.
Fuel Pumps: 24 hour fuel sales.
Carwash: The hours shall be limited so that the noise from the car wash shall not
constitute a nuisance to any of the adjacent neighbors.

Conditions Of Approval: All the conditions of approval as listed in the Conditional Use Permit issued
for this development shall still be effective in addition to any conditions listed in this permit.
Plan Modifications: The Site Plan and the Landscape Plan are not to be altered without prior written
approval of the Planning & Zoning Department. No field changes to the site or landscape plans are
permitted; prior written approval of all changes is required. City's failure to specifically identify
requirements in this Certificate of Zoning CoLnpliance does not relieve owner of responsibility for
compliance.
Alternative Warning System and Drive -though Speaker System: Typical noise generating devices
used by the car wash system, and the drive through window shall be prohibited, and alternative
devices shall be utilized by the development.
Lot Line Adjustment: A Lot Line Adjustment between Lots # 2 and 3 shall be completed prior to
occupancy of the proposed carwash facility.
The landscape/site plans stamped 9/12/01 are approved with the comments noted above.

Landscape Artistry will provide all materials, labor, and equipment to perform the
following work in an acceptable manner and all necessary insurance and license to
comply with all laws and regulations. All work will be completed to ensure that each
new plant is planted with the appropriate practices to promote growth and health. A root
stimulator with fertilizer will be applied to all trees. Either a Certified Landscape
Technician or a Master Gardener will oversee all work.
All workmanship, plants (except for the pine trees), and materials are covered by
our written warranty for a period of one year.
The sprinkler system needs to be turned off for at least 4 to 5 days prior to the
beginning of the job to reduce damage to lawn.
Job Specifications:
Remove the pine trees planted along Franklin Rd. and Linder Rd. Plant
the pine trees in a new location on site. (No warranty is offered on the
pine trees.)
Plant the following trees in the same location as the pine trees:
5-2" red spire pear
4-2" mountain ash
4-2" sensation maple
4-2" green spire linden
3-2" thundercloud plum
Repair the turf where necessary.
Install new bark in the tree wells.
