location.
Landscaping: All trees, and landscaping shall be planted as per the approved landscape plan (stamped
9-7-2001). Written approval of any changes is required; no field changes will be accepted.
Im ag tion: An underground, pressurized irrigation/sprinkler system must be installed to all landscaped
azeas.
Li tin :New lighting within the development shall not cause glare or impact the traveling public or
neighboring developments.
Parking_ Pazking shall be installed as depicted on the approved site plan.
Certificate of Occupancy: All required improvements must be completed or installed prior to
obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy maybe obtained by
providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the
cost of the remaining improvements (including paving, striping, landscaping, and/or irrigation). A bid
must accompany any request for Temporary Occupancy.
ACRD Acceptance: Applicant shall be responsible for meeting the requirements of ACRD as they
pertain to this type of development. All impact fees, if any shall, be paid prior to the issuance of a
building permit. If any changes must b to the site plan to accommodate the ACRD
requirements a new site plan shall be submitted to the City of Meridian prior to the issuance of a
building permit.
Plan Modifications: The Site Plan and the Landscape Plan aze not to be altered without prior written
approval of the Planning & Zoning Department. No field changes to the site or landscape plans aze

the item referenced above. The ACRD Commission will not hear this item unless the site plan is changed in
such a manner as to require Commission review. No additional access has been requested and none
have been approved with this application.
ACRD policy requires that before any improvements of any kind are constructed or installed within the public
right-of-way, a permit or license agreement permitting the improvements must be obtained.
All future design plans and construction shall be in accordance with the Ada County Highway District Policy
Manual, ISPWC Standards and approved supplements, Construction Services procedures and all applicable
ACRD Ordinances unless specifically waived in writing by the District. Meet District drainage requirements
per section 8000 of the ACRD Development Policy Manual. Contact District staff at 387-6170 for details.
Contact the office for payment of possible road impact fees prior to building construction. in accordance with
Ordinance #193, also known as the Ada County Highway District Road Impact Fee Ordinance.
