Center CZC Applications O Urgent ,~ For Review ^ Pleass Comment Please Reply ^ Plsase Recycle Comet, 1 reviewed the Certificate ofi Zoning Compliance Applications for the SiNerstone and Goldstone Buildings. I have a few comments and requests for additional information before the CZC's can be finalized: Both Buikiinos Before a CZC can be issued for ether building, please submit to the P&Z Department one (1) conceptual site plan of the Overland and Eagle Road frontages, labeled °Future Bus Stop Locations," calling out the specific locations of future bus shelters. This is per Condfion #12.9 of the CUP Decision and Order (see attached). We recommend one (1) shelter on Eagle and one (1) on Overland. You may contact Base Urban Stages for their recommendations at 336-1019. 1 believe their typic~ bus shelter is approximately 9' x 12' in size. The sheRer locations should be on an accessible route from within the project. I didn't catch this condition when reviewing the plat landscape plans last week, so there may need to be some modfication to the perimeter landscaping in orcler to accommodate these shelters. At this point, I think the condition can be fulfilled by simply submitting a conceptual plan which calls the shelters out and places them in locations which can function adequately. 2. I have redlined each of the plans to include bicycle racks at each building, per Condition #12.9 of the CUP. For Silverstone, I recommend at least one set of bike racks on each side of the building. For Goldstone, I recArnmend ale set of bike racks at the main entrances on the east and west sides of the building. 3. FYI, I will make a comment in the CZC that full retail occupancy at either building is not possible due to the parking ratio. Our ordinance requires a 1:200 ratio, not the 1:250 shown on your plan. ~~ ~ ~ August 27, 2001 Silverstone Point Buildina 1. The Landscape Plan (L-1) shows the full 17-foot wide interior lot planter along the west boundary of the lot to be constructed as part of this Scope of Work. It also shows a row of parking west of the planter. However, the Site Plan (SP-1) only shows 10 feet of the planter within the Scope otz Watt boundary. Please clarify. 2. Please have Dave Koga review Sheet L-1 in fight of Bill Gregory's (SSC) comment about widening the trash enclosure to at least 20 feet Specificity, Dave needs to confirm that the 2 Blue Ardic Willows and the Norway Spruce trees beside the dumpster will not be negatively impacted by the wider enclosure. He currently shows about 15 feet on Sheet L-1. Modify plan if necessary. 3. Please clarify what the landscape area calculation of 77,121 s.f. indudes. Does it indude the "Not a Part" perimeter buffers or is it strictly intem~? 4. Sheet L-1 shows 7 parking stalls at the SE corner of Silverstone Way and the first entry drive on the east lot line. However, Sheet SP-1 shows onty 3 parking stalls in this area. Clarify which number of stalls is correct and modify the applicable plan as necessary. Goldstone Buildina The Landscape Plan (L-1) shows only 10 parking stalls along the southernmost end of the east boundary parking, near the main entry off of Godstone Way. It also shows parking to continue across the future cross-access drive. However, the Site Plan (SP-1) shows a 50-foot wide access drive with 12 parking stalls in this section. It appears Sheet L-1 should be modfied to move the planter at the south end of the row two (2) stalls to the south to indude the 12 s~ls. Please clarify and/or revise accordingly. 2. Please clarify what the landscape area calculation of 48,450 s.f. indudeS. Does it include the °Not a Part" perimeter buffers or is it strictly internal? 3. No handicap accessible stalls are shown the north or south ends of the building. Will these be primary entrances? Do you feel handicap stalls should be added at these entrances? Please comment.
