Par ' :Dimensions of all parking stalls shall conform to minimum dimensions as per city ordinance
and ADA. Note: The striped aisle of the van-accessible handicap parking space may not meet
federal accessibility requirements. Applicant shall review this design with the project architect
for compliance. Architect is responsible to verify proper layout.
Handicap-Accessibility: The proposed structure and site improvements must be in compliance with
all federal handicap-accessibility requirements. Van accessible parking space must be signed.
Landscaping: Staff approves the proposed landscaping shown on the approved plant under the
Alternative Compliance provisions of the Landscape Ordinance. Given existing site
conditions, the proposed landscaping is in substarrtial conformance with the intent of the
ordinance. Ail landscaping and irrigation shall be installed per the approved plan.
Bark: The proposed plan shows decorative river rock as a mulch in the shrub areas. This must be
changed to a bark mulch per City Ordinance.
Paving: A 25-foot wide drive aisle shall be paved beyond the existing concrete apron, extending to
the edge of existing asphalt and buildings asred-lined on the approved plan.
Li tin :Lighting shall not cause glare or impact the traveling public or neighboring development.
Trash Enclosure: All dumpsters must be screened from view on at least 3 sides and not be visible by
the public or from adjacent properties.
Certificate of OccupancX: All required improvements must be complete prior to obtaining a

Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by
providing surety to the City in the form of a Letter of Credit or cash in the amount of 110%
of the cost of the remaining improvements. A bid must accompany any request for
Temporary Occupancy.
Plan Modifications: The approved Site & Landscape Plan are not to be altered without prior written
approval of the Planning & Zoning Department. No field changes to the site or landscape
plans are permitted; prior written approval of all material changes is required.

I have reviewed the proposed alternative compliance with Shari Stiles. We will support the alternative
compliance without a Variance, based on the following findings:
• An additional planter must be added along 10"' Street This will provide the correct number of trees (4)
required along 10~' St
• Add a 5 foot wide shrub planter along the entire fence line parallel to 10"' St., except at the entry gate.
• Add trees (Class I I preferred) along the full southern boundary of the property 35 feet on center.
• Add a 25-foot wide asphalt driveway area for the full length of the building, just south of the exsting
concrete pad. Note: All daily-use vehide areas must be paved. Please verify that none of the remaining
gravel area will be used for short-term parking/dnving. Long-term storage is OK in the gravel areas.
Our support for the above alternative compliance is conditioned on ACHD's approval of allowing the existing
parking/access configuration to continue. You will want to check with ACHD prior to making these changes to
your site plan.
The application for this project will require a Certificate of Zor>ing Compliance (CZC). A CZC application is
attached for your use. We will need a complete application, inducting revised site plans, landscape plans
prepared by a landscape professional, irrigation specifications, ACHD approval, etc.
The plan must indude striped parking stalls in compliance with City Ordinance, avan-accessible handicap
parking space per ADA requirements, and a trash enclosure. The City minimum parking requiremerrts indude 1
per 200 s.f. of office, plus 2 per service bay. Please verify that you will have ample parkcing for your needs.
