COMMENTS:
Signag_e: All signage is subject to design review and requires separate permits. No signage is
permitted in ACHD right-of--way. No portable signs or temporary signage permitted (such as A-
Frames, banners etc...).
Landscaping: All trees, and landscape islands shall be planted as per the approved landscape plan
(stamped 7-19-2001). Written approval of any changes is required; no field changes will be accepted.
Irrigation: An underground, pressurized irrigation/sprinkler system must be installed to all landscaped
areas.
Li~hting_ All exterior lighting, whether attached to the building or located within the parking lot,
shall be down-shielded or otherwise altered so that the light does not spill over onto adjacent
properties or rights-of- way.
Pazkina: Parking shall be installed as depicted on the approved site plan.
Certificate of Occupancy: All required improvements must be completed or installed prior to obtaining
a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing
surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the
remaining improvements (including paving, striping, landscaping, and/or irrigation). A bid must
accompany any request for Temporary Occupancy.
Conditions Of Approval: All the conditions of approval as listed in the Conditional Use Permit issued
for this development shall still be effective in addition to any conditions listed in this permit.
Plan Modifications: The Site Plan and the Landscape Plan are not to be altered without prior written
approval of the Planning & Zoning Department. No field changes to the site or landscape plans aze
permitted; prior written approval of all changes is required. City's failure to specifically identify
requirements in this Certificate of Zoning Compliance does not relieve owner of responsibility for
compliance.

An application for a Certificate of Zoning Compliance shall be filed with the Planning and Zoning staff by the owner of
the property a the applicant ofthe proposed use. The application shall contain the following infixmatian:
I. Completed and signed CZC application form.
2. The last deed of record for the subject property.
3. Notarized Affidavit of Legal Interest (attached). _
4. Three (3) copies of a detailed site plan, drawn to a scale of not less than 1 "=50'.
5. Three (3) copies ofthe landscape design incompliance with the landscape ordinance, drawn to a scale of not less
than 1 "=50'. See attached landscape submittal requirements.
6. Written approval or a stamped site plan from Sanitation Service Company (SSC) indicating that the designs of
the trash enclosure and access drive are acceptable.
7. A calcxilations table that shall list the number of parking stalls, building size, lot size, landscaping, open space,
setbacks, fencing, screening and coverage.
8. A written statement from the applicant detailing the proposed use(s) of the property. Please list as many details
as possible.
9. A Dopy of an ACRD Plans Acceptance Letter, a stamped site plan by ACRD, or written evidence that ACRD
impact foes have been paid.

PLANS ACCEPTANCE
The District has aeviewed the plans for the above referenced project, seed they arc aeeaptcd for public street
construction. By stampit><g and signing tht improvement plans, the Registered Engineer ensures the I)ishict that the
plans conform to all District policies and standards. Variances or u+aivers must be specifically and previously
approved by the bistrict in writing. Acceptance o£the improvement plans by the District does not relieve the
Registered lrngineet of these responsibilities. The District will assess the following impact fee for this project. The
impact fee rrtust ~e paid pt'ior to issuance of a building permit.

Standard Reguireknents:
1. lJtility street cuts in new pavement less than five years old are not allowed unless approved in vvriling
by the District,
~. ~ All in•igation facilities must be located outside the public ri~tbt-of--way unless other~yise approved by
the District.
3. Replace damaged curb, gutter, and sidewalk with new curb. gutter, and sidewalk to match existing
irnpruvements.
4. All facilities to be co»structed with a proposed development. and to be owned and maintained by the
District, must he constructed according to the latest edition of LS.P.N%.C. and the DisU•ict's
Supplemental Standard Specifications.
