Site Plan: The site plan prepared by Larson Architects, P.A., labeled A-1, 10 K & 8 K Buildings Sundance Investments, which is date-stamped 7-23-04, and stamped "approved" on 7-26-04 by the Meridian Planning and Zoning Department, is approved with no changes. The approved site plan is not to be altered without prior written approval of the Planning and Zoning Department. NOTE: The combined parking ratio for the 10 K Building and the 8 K Building do not meet the minimum parking requirements if all of the proposed buildings contain entirel retail tenants. The submittal letter states that the proposed buildings will be a combination of professional office and retail space; an equal average (1:300) of required parking for retail (1:200) and office uses (1:400) has been used by the applicant when determining parking requirements. To ensure that the minimum required parking ratio is being maintained, the Planning and Zoning Department will keep a running tab of the users of each building. The City reserves the right to restrict commercial users if the minimum parking ratios for the combined 10 K and 8 K buildings are not met. Irri ag tiori: An underground, pressurized irrigation system must be installed to all landscape areas per the approved specifications and in accordance with MCC 12-13-8 and MCC 9-1-28. Curbing: Per MCC 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing maybe cut to allow for storm water runoff. Protection of Existing Trees: Any existing trees on site must be protected in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per MCC 12-13-13-4, coordinate with the Parks Department Arborist (Elroy Huff) for approval of protection measures ,prior to construction. Any severely damaged tree must be replaced in compliance with MCC 12-13-13-6. Parking: The prof ect engineer/architect shall certify that the number and size ofhandicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA. The applicant shall be responsible for meeting the requirements of ACHD as they pertain to this development Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development. Si~nag_e: No signs are approved with this CZC. All signs will require a separate sign permit in compliance with the sign ordinance. Trash Enclosure: Any dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash enclosures must be built in the location and to the size approved by SSC. NOTE: A portion of the proposed trash enclosure is located off-site. Said trash enclosure shall be shared by Lots 1, 2 and 3, Block 3. Handicap-Accessibility: The structure, site improvements and parking must be in compliance with all federal handicap-accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. They are anticipated to be lease spaces comprised of professional office and general retail. Each tenant space averages about 1,350 square feet. No tenant dividing walls or tenant improvements is proposed under this submittal. Using an equal average between retail and office a parking ratio of 1/300 or 59 spaces are required. 80 total spaces will be provided including 4 van handicap stalls with unload area. There will be two vehicle accesses of Topaz road. A future access drive will extend to Overland road once the ACHD Overland expansion is completed. This is estimated sometime in 2005. Until .then, the access drive will stop short of the property line and be used a vehicle and fire truck turn-around. This turn-around has been approved by Joe Silva and a copy is included in the submittal package. See attached landscape submittal requirements. 7. Three (3) copies of irrigation performance specifications in compliance with the Landscape Ordinance. (Form attached) Written approval or a stamped site plan from Sanitary Service Company (SSC) indicating/ that the designs of the trash enclosure and access drive are acceptable. 9. A calculations table that shall list the number of parking stalls, building size, lot size, landscaping, open space, setbacks, fencing, screening and coverage. 10. A written statement from the applicant detailing the proposed use(s) of the property. Please / list as many details as possible. 11. A fee of $60.00. ACHD Acceptance: Applicant shall be responsible for meeting the requirements of ACHD as they pertain to this application. All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning & Zoning Department for approval prior to the issuance of a building permit.
