(including paving, striping, landscaping, and/or irrigation). A bid must accompany any request for Temporary
Occupancy.
Conditions Of Approval: All the conditions of approval as listed in the Conditional Use Permit issued for this
development shall still be effective in addition to any conditions listed in this permit.
Plan Modifications: The Site Plan and the Landscape Plan are not to be altered without prior written approval of
the Planning & Zoning Department. No field changes to the site or landscape plans are permitted; prior written
approval of all changes is required. City's failure to specifically identify requirements in this Certificate of
Zoning,Compliance does not relieve owner of responsibility for compliance.

Dear Sirs,
We are completing a building for Computer Arts, Inc. and will have all the required
signatures to receive a Certificate of Occupancy, except for the landscaping, by
Wednesday February 20th. The owners are scheduled to move into their building
February 25"' so we are applying for a Temporary Occupancy Permit.
The sprinkler system has been installed but the final grading and plantings are not. This
work will be completed as the weather permits. Weather permitting, we anticipate
completing this work by the end of March if not sooner.The original bid from the
landscaper was $22,034.00 and there have not been any changes to their scope of work.
With the sprinkler work complete the remaining value to complete the work is estimated
to be $11,000.00.
Beniton has attached a bond for 110% of $11,000.00 or a value of $12,100.00 dollars.

PLANS ACCEPTANCE
The District has reviewed the plans for the above referenced project, and they are accepted for public street
construction after corrections noted herein. Construct the driveway approach as a curb cut per SD -71.0. By
stamping and signing the improvement plans, the Registered Engineer or Architect ensures the District that the plans
conform to all District policies and standards, Variances or waivers must be specifically and previously approved by
the District in writing. Acceptance of the improvement plans by the District does not relieve the Registered
Engineer of these responsibilities. The District will assess the following impact fee for this project. The impact fee
must be paid prior to issuance of a building permit,
Total Impact Fee Due, $15,223.00
Standard Requirements:
1. Utility street cuts in new pavement less than five years old are not allowed unless approved in writing
by the District.
2. All irrigation facilities must be located outside the public right-of-way unless otherwise approved by
the District.
3. Replace damaged curb, gutter, and side%valk with new curb. gutter, and sidewalk to match existing
improvements.
4. All facilities to be constructed with a proposed development, and to be owned and maintained by the
