Recommendations for a Container Enclosure
Access: To encourage tenants and employees to deposit waste inside of the container rather
than throw the material over the enclosure wall, and to reduce wear and tear on the
enclosure gates, we recommend the following design:

Gates: Gates are the highest maintenance item of solid waste enclosures. We recommend
the following guidelines to help you construct a durable, low maintenance enclosure:
• We recommend metal posts and gates.
• Keep the gates at least four inches off the ground when hung.
• Use bolts and nuts when hanging gates from wooden posts, not wood screws or
lag bolts.
• Construct gate stop/locks for both open and closed positions or constructed to rest
in an open position.
Floor or Pad: We recommend a concrete floor. Asphalt will not stand the test of time. If a 3 -
yard container needs to be removed from the enclosure by hand, construct the pad
level with the surrounding surface so the container can be rolled out of and into the
enclosure. Six and eight cubic yard containers cannot be moved by hand, requiring
enclosure width and drive -on capability.
Container stops or bumpers: Install inside the enclosure to keep the container from damaging
the enclosure walls and gates.
Provide for the following distances:
Twenty (20) feet of overhead clearance
Fifty (50) feet of frontal clearance
Forty -Five (45) feet of turning radius

SUBCONTRACT AGREEMENT
PROJECT:
THIS SUBCONTRACT is entered into effective September 27, 2001 by and between K -J
Corporation, Inc., Boise, Idaho (the "CONTRACTOR") and Pioneer Landscape, Inc. (the
"SUBCONTRACTOR").
STANDARD TERMS - The terms and conditions set forth in the attached Additional
Terms and Conditions are included herein in full (see attachment A).
The CONTRACTOR, for full, complete and faithful performance of this
SUBCONTRACT, agrees to pay the SUBCONTRACTOR, the total sum of Forty One
Thousand Seventy Five Dollars ($41,075) (the "CONTRACT SUM").
IN CONSIDERATION THEREFORE, THE SUBCONTRACTOR AGREES AS
FOLLOWS.-
SCOPE
OLLOWS.
SCOPE OF WORK - Furnish and install all labor, materials, equipment, supplies and any
applicable taxes or permits necessary to complete the Earth Work as per the construction
documents (see attached "LIST OF DRAWINGS"), (Attachment Q. This subcontract
specifically includes all notes, references and specifications pertaining to this work
included on the drawings.
SCOPE OF WORK (see attachment B)
THE WORK - is a part of the construction of the Aire Manufacturing Building (the
"PROJECT") for H2NR, LLC. (the "OWNER") in accordance with all plans,
specifications, general conditions, addenda and other documents forming or by reference
made a part of the construction contract between the OWNER and the CONTRACTOR
dated September 27, 2001 (the "PRIME CONTRACT"). SUBCONTRACTOR shall
review the PRIME CONTRACT and SUBCONTRACTOR agrees in respect to the Work
to be bound to CONTRACTOR by all of the obligations in the PRIME CONTRACT that
CONTRACTOR has assumed to the OWNER. SUBCONTRACTOR shall indemnify and
hold CONTRACTOR harmless from any and all liability for breach of any obligation
under the PRIME CONTRACT arising out of or relating in any way to the Work or this
Subcontract.
PRICE AND PAYMENT - SUBCONTRACTOR shall be entitled to receive progress
payments, less retainage, for Work actually performed as measured and payable by
OWNER for the payment periods established in the PRIME CONTRACT. Progress
payments shall become payable five banking days after such payment has been received by
CONTRACTOR. Progress payments are to be received by K -J Corporation, Inc. from the
Subcontractor by the 251h of each month K -J Corporation, Inc. reserves the right to issue
joint checks to the Subcontractor and it's supplier as deemed necessary by K -J
Corporation, Inc.
SAFETY (see attachment SSP)
RETAINAGE - in the amount of five percent (5%) of the Contract Sum or such greater
amount in accordance with paragraph 3 hereof, shall be withheld, without interest except
as specifically provided by law, by CONTRACTOR until final payment.
BONDS - SUBCONTRACTOR shall not furnish payment and performance bonds in the
amount of the Contract Sum issued by a duly -licensed surety company, to the
CONTRACTOR as obligee thereon, guaranteeing the performance by the
SUBCONTRACTOR of each and every condition of this Subcontract and payment for
labor, materials, equipment and other costs of the Work.

SCOPE OF WORK
ATTACIRAENT B
1. Subcontractor must comply with all O.S.H.A regulations and the regulations of any
governing safety authority.
2. Subcontractor to comply with all safety requirements of General Contractor
3. Subcontractor to submit a task specific safety procedure manual prior to commencing
work.
4. Subcontractor to submit its hazardous communication program and appropriate
M.S.D.S prior to commencing work.
5. Subcontractor to submit weekly copies of Monday morning safety meetings.
Meetings must be held by the subcontractor's on site representative and a
written descriptions of topics covered must be signed by all subcontractors,
employees or agents.
6. Subcontractor to submit General Liability and Workers Compensation to General
Contractor prior to commencing work.
7. Subcontractor to submit a detailed time schedule and manpower commitments prior to
commencing work. Two week "look ahead" schedules are to be
submitted weekly.
8. Subcontractor is responsible for own clean up. If clean-up is required,
Contractor will, with 24 hours written notice, perform the work and back charge the
subcontractor plus twenty five percent (25%).
9. Subcontractors proposal, if any, is attached and is part of this contract.
10. Subcontractor warrants his work for a minimum period of one year (or longer if required
by project specifications) from the date the owner issues written notice of substantial
completion to Contractor.
11. The Subcontractor acknowledges that this subcontract binds it to the terms and
conditions of the prime contract with the owner. These documents are available
for review upon request.
12. Supply all labor and equipment for a complete job.
13. All work and design to comply with city, state and federal codes.
14. See Subcontractors original quote for clarification.
15. Work includes SOD & all plantings as shown on drawings, fine grade, pressurized
irrigation, etc.
16. Pressurized irrigation to be connected to city supply and North East corner of
property and to irrigation pump.
17. Replace Sod along West side of building with Mulch and Plants (70 ea: Juniper,
Spiriea & Potentilla).
18. This work does not include any work associated with the pond, however all Sod,
sprinkler and finegrade around the pond is included.

The intended use of the property on Wilson Lane is a manufacturing facility in which the largest tenant
will be AIRE Inc. (Argonaut Inflatable Research and Engineering). A 39,600 sq. ft. footprint metal
building will be constructed to meet the needs of AIRE manufacturing. A 5,000 sq. ft. office area and
show room will be included in the design. AIRE currently manufactures Inflatable boats such as
catarafts, rafts and inflatable kayaks. The manufacturing plant Includes facilities to install machinery
such as automated cutting tables, welders and industrial sewing machines. About 12,000 sq. ft. of the
factory will be used to store raw materials, manufacturing process queues and finished goods. Loading
docks will be included for shipping and receiving products and materials. AIRE uses no solvents
adhesives or other flammable liquids in its processes.
The building is designed to provide occupancy of more than one manufacturing tenant. A second
tenant may be a manufacturing company such as Outcast for final assembly and order fulfillment of
fishing watercraft. The building could be used for a business needing warehouse space and/or a
shipping and receiving operation. The space set aside for Outcast is approximately 9500 sq, ft.

wanted to attach this brief description of our planned pressurized irrigation to verify our
intent to comply with the landscaping ordinance.
All landscaped areas including planters will have 100% pressurized irrigation coverage.
The system will be designed by a professional landscaper qualified for such design. The
design will be submitted to the City of Meridian prior to construction. All equipment,
including heads, valves, clocks, etc. will be commercial grade. We plan to supply water
from the pump house centrally located on the property as shown on the drawings using a
minimum 2hp pump supplying 50gpm at 30psi. All sprinkler heads will have matched
precipitation rates within each control valve circuit.

Recommendations for a Container Enclosure
Access: To encourage tenants and employees to deposit waste inside of the container rather
than throw the material over the enclosure wall, and to reduce wear and tear on the
enc! -gates; �gommend the following design:

Clearance
Gates: Gates are the highest maintenance item of solid waste enclosures. We recommend
the following guidelines to help you construct a durable, low maintenance enclosure:
• We recommend metal posts and gates.
• Keep the gates at least four inches off the ground when hung.
• Use bolts and nuts when hanging gates from wooden posts, not wood screws or
lag bolts.
• Construct gate stop/locks for both open and closed positions or constructed to rest
in an open position.
Floor or Pad: We recommend a concrete floor. Asphalt will not stand the test of time. If a 3 -
yard container needs to be removed from the enclosure by hand, construct the pad
level with the surrounding surface so the container can be rolled out of and into the
enclosure. Six and eight cubic yard containers cannot be moved by hand, requiring
enclosure width and drive -on capability.
Container stops or bumpers: Install inside the enclosure to keep the container from damaging
the enclosure walls and gates.
Provide for the following distances:
Twenty (20) feet of overhead clearance
Fifty (50) feet of frontal clearance
Forty -Five (45) feet of turning radius
