COMMENTS:
Rezone (RZ) & Final Plat (FP): Project is subject to all conditions of RZ-98-101 (approved 1/5/99)
and FP-99-021 (approved 6/15/99). The City's failure to specifically identify all conditions
of the RZ or FP in this Certificate of Zoning Compliance does not relieve the owner of
responsibility for compliance.
SI_gnage: All signage is subject to design review and requires separate permits. No signage is
permitted in ACHD right-of--way. No portable signs or temporary signage permitted (such
as A-Frames).
Parking: Standard and handicap accessible parking requirements are met by the plan. Dimensions
of all parking areas shall conform to minimum dimensions as per city ordinance and ADA.
City ordinance requires 19-foot long stalls; 20-foot long stalls are proposed. City ordinance
requires a 25-foot wide driveway; a 24-foot driveway is proposed. Staff recommends
reducing the length of the parking stripes along the western row of parking to 19 feet, which
will provide a 25-foot wide driveway and bring the parking lot into full compliance.
Handicap parking spaces must have signage per ADA standards.
Handicap-Accessibility: By stamping the building plans, the project architect and landscape
architect certify that the site is in compliance with federal handicap-accessibility
requirements.
Landscaping: The landscape plan has been determined to be in compliance with zoning
requirements, with the following comments: The shift of the five street trees along Franklin
Road to the rear of the 35-foot landscape setback per Nampa Meridian Irrigation District
requirements is approved. All other trees, shrubs, and lawn areas must be planted as per the
approved landscape plan (Sheet L-1.0, stamped 6/13/00). Written approval of any changes
is required; no field changes permitted.
Irn~gation: An underground, pressurized irrigation system must be installed to all landscaped areas.
Li tin :Lighting shall not cause glare or impact the traveling public or neighboring development.
Issuance of Certificate of Zoning Compliance CZC~ As per Condition 6 of the Scottsdale
Subdivision Final Plat (FP-99-021), staff has verified that the trees that aze the responsibility
of the developer are in place as required and the CZC and Building Permits may be issued.
Certificate of Occupancy: All required improvements that are the responsibility of the lot owner
must be in place prior to obtaining a Certificate of Occupancy.
Plan Modifications: The Site Plan and Landscape Plan are not to be altered without prior
written approval of the Planning & Zoning Department. No field changes to the site
or landscape plans are permitted; prior written approval of all changes is required.
The Site Plan and Landscape Plan stamped 6/13//2000 aze approved with the comments noted
above.

PLANS ACCEPTANCE
The District has reviewed the plans for the above referenced project, and they are accepted for public street
construction. The applicant is proposing to use the existing driveway located approxi~rurteh% I50 feet s~~irth
of Franklin aurl this is the a~ly access approved with this application for this parcel. By stamping and
signing the improvement plans, the Registered Architect ensures the District that the plans conform to all
District policies and standards. Variances or waivers must be specifically and previously approved by the
District in writing. Acceptance of the improvement plans by the District does not relieve the Registered
Architect of these responsibilities. The District will assess the following impact fee for this project. The
impact fee must be paid prior to issuance of a building permit.
Total Impact Fee due: $14,666.00
Standard Requirements:
I. Utility street cuts in new pavement less than five years old are not allowed unless approved in
writing by the District.
I1. All irrigation facilities must be located outside the public right-of--way unless otherwise
approved by the District.
[II. Replace damaged curb, gutter, anal sidewalk with new curb, gutter, and sidewalk to match
existing improvements.
IV. All facilities to be constructed with a proposed development, and to be owned and maintained
by the District, must be constructed according to the latest edition of LS.P.W.C. and the
District's Supplemental Standard Specifications.
V. Any work in the public right-ot=way requires a permit from ACHD Construction Services.
