The District previously reviewed the l~Iidvalley Business Park, of which this current application is a part. In its review of the Midvalley subdivision, the Commission required the subdivision to pay its proportionate share into a fund for the reimbursement of the cost to construct and purchase right-of--way for a new road from the intersection of Eagle Road and St. Lukes's driveway to the intersection of Magic View Drive and Allen Drive. The trip generation rate for this parcel's mixed planned use is 170 trips per day per acre of developed land. This current application sits on .548 acres resulting in an average daily trip rate of 93. The share of the cost of the new roadway equals $43.19 per trip acrd therefore this applicatio~t shall p«y a fee of ~4, 016.00 prior to acceptance of the plans. 2. NOTE: An impact fee will be assessed after receipt of the above referenced fee and must be paid prior to the issuance of a building permit. Standard Requirements: 1. Utility street cuts in new pavement less than five years old are not allowed unless approved in writing by the District. 2.
