It has been determined that the Right-of--Way and Development Services Department does have site specific requirements for you at this time: - The application is part of Messina Village #2 (Tuscany Lakes), approved by ACHD Commission on May 8, 2002 and the same Conditions and Requirements approved for Messina Village #2 also apply to MCZC-04-087 . - Conditions outlined in ACHD's letter addressed to the City of Meridian, signed by Darrin Carroll, dated December 10, 2004, must be met. A copy of the letter is attached. If the site plan or use should change in the future, ACHD will review the site plan and may require improvements to the transportation system at that time. Proposed improvements shall not encroach upon the maintenance access road. • Developer must receive approval through a License Agreement for the landscape peninsula shown on the landscape plan. • The Messina Village plat references the recorded ACHD Master Drainage Easement which encumbers the entire common lot. Plat defines the common area as anon-buildable, open- space/drainage lot. City of Meridian shall determine whether the plat needs to be amended to include the change. The Highway District will resign the plat if needed. • ACHD must stamp and approve the full size landscape plans showing the proposed changes. For the record, the ACRD drainage pond has been reduced in size from the original plan. Briggs Engineering has provided documentation showing that the reduced pond size has adequate storage to meet the District's drainage needs.
