Compliance does not relieve owner of responsibility for compliance
Approved Plan: The Site Plan (Sheet A1), dated 8-20-00 and stamped approved 9-13-00, is
approved.
Si na e: No free-standing sign is proposed or approved. Any future signs must be located outside
the 10' x 20' clear vision triangle along at the intersection of the driveways and Kalispell. Separate
sign permits are required for both free-standing and all wall signs. No portable signs or temporary
signage permitted.
Landscaping_The landscape plan (Sheet Al and A2) dated 8/20/00 is approved. The Ash trees
along Kalispell must be planted outside the 10-foot utility easement. Note that CC&R's for
Stonebridge may require increased number of street trees in front landscape bed. The landscape plan
is not to be altered without prior written approval of the Planning & Zoning Department. No field
changes to site plan permitted; prior written approval of all changes required.
Parking~Parking approved as submitted. All handicap parking, signage, striping and ramps must
be designed and constructed to current ADA standards.
Stora e Yard: Per the recorded Development Agreement, Para. # 4.u, Exhibit B, the lot owner
shall perform at least yearly dust abatement on the rear storage yard. Upon ten (10) days
notice to the owner, more frequent dust abatement may be required by the City of Meridian.
Vehicular use of Gravel Storage Yard must be kept to a minimum. Any excessive dust creation

caused by frequent vehicular use shall be cause for City to revoke Certificate of Zoning
Compliance and require asphalt of the yard.
Irri ation: An underground, pressurized irrigation system must be installed to all landscape areas,
Bondin~All site improvements must be completely improved or bonded for at 110% of the
incomplete amount prior to P&Z Department signature of Certificate of Occupancy.
Fencing: The proposed CMU perimeter fence must be a maximum height of 8 feet, measured
from the adjacent grade to top of the "birdhouse" cap block.

For the Ada County Highway District to accept the plans for the above referenced project, please complete the
following requirements:

Other than the access point(s) specifically approved with this application, direct lot access to
Kalispell St is prohibited.
2. Revise plans to include an appropriate grade break in each driveway throat to maintain on site
drainage as a separate drainage entity from public right-ot=way drainage.
3. Please provide four copies of the revised civil drawings.
Standard Requirements:
Utility street cuts in new pavement less than five years old are not allowed unless approved in
writing by the District.
Relocate all above ground utilities and other obstructions from the curb, gutter, sidewalk and
street areas unless specifically approved by Planning and Development.
All irrigation facilities must be located outside the public right-of-way unless otherwise
approved by the District.
Replace damaged curb, gutter, and sidewalk with new curb, gutter, and sidewalk to match
existing improvements.
All facilities to be constructed with a proposed development, and to he owned and maintained by
the District, must be consh•ucled according to the latest edition of LS.P. W.C'. and the District's
Supplemental Standard Specifications.
Any work in the public right-of-way requires a permit I~rom ACID Consh•uction Services.
An engineer registered in the State of Idaho shall prepare and certify all improvement plans.
