Interstate 84 is under the jurisdiction of the Idaho Transportation Department (IT'D). Application
matetxals should be submitted to ITD for review and requirctnents of that department and the
applicant should submit to the District a letter from IT.D regarding said requirements prior to
District approval of plans.
Provide a nteans to accomthodate the right-of--way storm water run-off. Design a facility per
standards as designated in ACHD Policy Manual section 8000.
Enter into an agreement with the District to pay the proportionate share of the cost of
constructing a new road frbm Eagle Road west and south to connect with Magic View Drive at
its intersection with Alle» Street. Because this project is being phased, the current portion of the
cost due for this application shall be $7, l) 7.00 based on 8,232 square feet.
Phase revise keynote 1 l 1 on sheet C3.0 to construct sidewalk as per SD-709.
Please provide a detail to construct road improvements as per SD-80G. Asphalt depth shall be 3-
inches, ~/..inch road mix depth shall be 4-inches and G-inch minus pit run depth shall be 12-
inches. Verify that proposed slopes will meet all District policies and standards.
Revise plans to improve Freeway Street to the one-half of a 41-foot street section (as shown on
the majority of the plans) plus 16-fret of additional pavement. Include radius around corner of
A11en & Freeway Street.
It is advised to coordinate utility connections with abutting developing properties in order to
avoid any unnecessary street cuts in new pavement.

I reviewed your 6-14-00 submission for a Certificate of Zoning Compliance (CZC). Since you're out for
a couple days, I thought I'd just fax you my questions so you can review upon your return to the ofFce.
~'"!~ 1. This parcel has not been formally annexed yet so we cannot issue a CZC. Neither the
:- annexation ordinance nor the Development Agreement has been acted on by City
~ ~'`~~'~'~' Council. Their last action was 10-19-99, when they approved the Findings of Fact and
~~, Conclusions of Law for the Annexation. I checked with Shelby at our City Clerk's Office
and she said a copy of the Development Agreement was sent to John & Alberta Sonntag
on May 3ro for signature. She has not yet received a signed copy back from them. Once
she does, the D.A. will be placed on the next available Council agenda, after which the
Annexation Ordinance itself can be approved. Once Council approves the Ordinance, we
can proceed to review your plans.
2. The Landscape Plan dated 11-11-99 shows trees in the Allen Street and Freeway Drive
landscape buffers, which is different than the plan approved under the CUP. We don't
have a problem with this but wanted to confirm the trees are outside of the utility easement
(which I believe was Tom South's original reason for leaving them out). They appear to be
within the 10-foot utility and drainage easement. If so, you'll need to provide an approval
letter from all applicable utility companies.
3. One of the CUP conditions (#1.20, pg. 5, of the P&Z Recommendation to Council)
required a letter of approval from Sanitary Service Company regarding locations of the
trash enclosures. Please provide this letter. Contact Bill Gregory at 888-3999.
4. Condition #1.23 required 6-foot high perimeter fencing along the west boundary line of the
parcel. What construction materials are you intending for this fence? Please call out on the
Site Plan, Sheet A1.0.
