ACRD right-of--way. No portable signs or temporary signage permitted (such as A-Frames).
Landscapinl;: All trees, shrubs, and lawn areas must be planted as per the approved landscape plan. The 56
trees shown on the plan must be planted with sizes as shown on the plan. Trees along the northern
boundary cannot encroach the sewer easement. Written approval of any changes is required; no field
changes permitted.
Irrigation: An underground, pressurized irrigation/sprinkler system must be installed to all landscaped areas.
Li htin :Lighting shall not cause glare or impact the traveling public or neighboring development.
Trash Enclosure: A dumpster is not required with this use, and therefore a trash enclosure is not required at
this time.
Fencinl;: Construct a 6-foot high chain link fence along the north boundary, and a portion of the southern
boundary, as designated on the site plan. Construct a 6-foot high wood fence adjacent to the office, along a
portion of the southern boundary, as designated on the site plan.
Parkin :All handicap parking spaces serving this pad site must be signed and striped per ADA standards. One
ADA space is required. Six (6) parking spaces (total) are required for the site.
Security Gate: The security gate shall be located approximately 100-feet west of the east property line.
Plan Modifications: The Site Plan and the Landscape Plan are not to be altered without prior written appro for
of the Planning & Zoning Department. No field changes to the site or landscape plans are permitted; p
written approval of all changes is required. City's failure to specifically identify requirements in this Certificate
of Zoning Compliance does not relieve owner of responsibility for compliance.

PLANS REVIEW COMMENTS
For the Ada County Highway District to accept the plans for the above referenced project, please complete the
following requirements:
1. Please dedicate 48-feet of right-of--way from the centerline of Ten Mile Road abutting the parcel
by execution of a warranty deed. Submit to the District a legal description of the property to be
dedicated, a warranty deed of the entire parcel showing proof of ownership, a closing statement
showing purchase price of the property and the name and title of the person authorized to sign
for the owner. The District will prepare the necessary documents after all requested materials
have been submitted.
Standard Requirements:
1. Utility street cuts in new pavement less than five years old are not allowed unless approved in
writing by the District.
2. Relocate al] above ground utilities and other obstructions from the curb, gutter, sidewalk and
street areas unless specifically approved by Planning and Development.
3. All irrigation facilities must be located outside the public right-of--way unless otherwise
approved by the District.
4. Replace damaged curb, gutter, and sidewalk with new curb, gutter, and sidewalk to match
existing improvements.
5. All facilities to be constructed with a proposed development, and to be owned and maintained by
the District, must be constructed according to the latest edition of I.S.P.W.C. and the District's
Supplemental Standard Specifications.
6. Any work in the public right-of--way requires a permit from ACRD Construction Services.
7. An engineer registered in the State of Idaho shall prepare and certify all improvement plans.
