Signage: No signs are approved with this CZC. All signs will require a separate sign permit in compliance with the sign ordinance. Site Plan: The Site Plan is approved with the following comments: • On the north side of the building, unless prevented by grading constraints, the proposed landscape gravel shall be changed to be a sidewalk. • at the rear of the structure, new asphalt will be required to fill in any gap between existing asphalt and the back of the building. Truck Loading Area: Operation of the truck loading area shall be bound by the restrictions noted in condition f on page 12 of the Findings of Fact and Conclusions of Law for the shopping center. Landscaping: No new landscaping is required with this application. All existing landscaping shall be retained and protected during construction. Irri ag tion: An underground, pressurized irrigation system must be installed to all landscape areas per the specifications provided. Parking: Off-street parking is approved as shown on the approved site plan. Drive aisles must be at least 25 feet wide (MCC 11-13-5). Parking shall meet minimum dimensions per ordinance. Staff notes that parking and drive aisles are already constructed previously for the project. Sidewalks: All internal sidewalks shall be constructed as submitted and in accordance with the Meridian City Code requirements (MCC 12-5-2.K.). Sidewalks shall be constructed prior to any occupancy. Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development. Trash Enclosure: All dumpsters and/or carts, must be screened from view and not be visible by the public or from adjacent properties. Trash enclosures must be built in the location and size as approved by SSC. Handicap -Accessibility: The structure, site improvements and parking must be in compliance with all federal handicap -accessibility requirements. ACHD Acce tance: Applicant shall be responsible for meeting the requirements of ACHD as they pertain to this development. All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements. must be complete prior to obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy, Plan Modifications: The approved Site Plan and Landscape Plan, stamped 2/5/04 are not to be altered without prior written approval of the Planning & Zoning Department. We intend to substitute a standard parking stall in its place. The existing asphalt grades are nearly 4% in this area, making it too steep for an ADA compliant parking stall. The painted pedestrian aisle will remain to provide for pedestrian movement north to the first phase of the shopping center. As originally proposed, the Pier One site plan intended a net increase of three ADA stalls to the overall ratio of the shopping center (Four new stalls on the west side of the building minus one van accessible stall on the north side of the building). The removal of this parking stall will still provide for a net increase of two ADA parking stalls, which should not adversely affect the overall parking ratios.
