Michael Dirr (one of the foremost expert horticulturist in this country) calls it as a good substitute in colder areas for other. yews. He also states that it is also NOT subject to wind desiccation. Size: The Everlow Yew is slow growing and, like its name, stays low and manageable (18" high X 4' spread). Disease: This is also not a problem with this particular variety. It is resistant to taxus mealybug, to fungus and twig blight. Soils: Different types of soils could pose a problem as yews don't like extremes of high or low pH. Section 7 of the Development Agreement provides that if Seller or Seller's heirs, successors or assigns fails to comply with Section 6 of the Development Agreement within 2 years of the date of the Development Agreement, the zoning designation for the property subject to the Development Agreement can be reversed. Mature height around 20 x 10 feet. Apparently some of the nurseries around here are pushing it.No info in the zelkova, but those yew shrubs need to be predominantly in the shade, and are not that hardy -good down to about 20 degrees probably. You have a minimum 10-foot landscape/street buffer setback off of the east right-of-way line of Jade. Currently, the narrowest point is towards the north end of the site, which is approx. 35 feet wide. So, you have approx. 25 feet to play with. I think that's a good idea to shift everything west to comply with the 20-foot buffer on the east boundary. Future South Street: The alignment shown is generally what was agreed upon at the 2/19/04 meeting at City Hall with Cornel Larson, Dave McKinnon and Sundance Co. However, I understand it is shifting north so that it includes 40 feet of right-of--way, not the 27 feet currently shown. In either case, since this future public street will require a modification to the Sutherland Farms Subdivision to the south (even the 40'), please submit a letter of consent from the property crooner to the south, Sutherland Farm, Inc. (San Mateo, CA). This letter should state that Sutherland Farm, Inc. consents to the revised alignment and location of Copper Point Drive and they understand it will impact their future final plat design and access points. 2. Landscape Buffer- East Boundary: Meridian City Code (MCC) 12-13-12-4 of the Landscape Ordinance requires a minimum 20-foot wide landscape buffer between residential uses and office uses. Sheet L1 shows a 10.foot wide strip of land, none of which is planted: ~llrnend the Site Plan and Planting Plan to comply with this ordinance. This will require increasing the buffer adjacent to the east property line from 10 feet to 20 feet and adding planting materials in accorciance with kACC 12-13-12-3. Are you intending to construct this entrance and the future east-west street with Phase 1 or not? I have concerns about funneling all of the office building traffic to S. Jade Ave. We have been told in previous meetings that the subdivision improvements -including Topaz to Overland -will be done simultaneous with the building improvements. Please clarify the timing of this entrance construction. I recommend this entrance be constructed as part of Phase 1. ~! Phasing Improvements: There is a discrepancy between the phasing shown on the Site Plan (Sheet C2) and the Planting Plan (Sheet L1) in the southwest comer of the site. The street buffer on the east side of the intersection of Copper Point and S. Jade Ave. should be improved with Phase 1. Sheet L1 calls it out in Phase 2.
