A representative from AIM Signs came in today to request that the chiropractic sign be replaced with a new monument sign for the entire multi-tenant building. As you know, a final condition of the Decision and Order as approved by the Meridian City Council was to construct afive-foot wide sidewalk along the Locust Grove Road frontage (approximately 3701ineal feet) prior to final occupancy. When I inspected the site for occupancy on November 9th, the sidewalk was not yet constructed. Temporary occupancy for the building was issued after the City received a cash bond in the amount of $1,902.73 for the sidewalk. The City's policy is that no final occupancy will be issued until all required site improvements are constructed. Bonding is held until such time as all site improvements are inspected and signed-off. Temporary occupancy was issued on the Walgreens site for 60-90 days. However, a time extension may be granted when weather or other factors are involved. The City was informed by the Ada County Highway District yesterday that the construction schedule for the Locust Grove Road expansion project is Summer 2001. At that time, a permanent, attached sidewalk is planned for construction along the full Locust Grove frontage. The City will hold the surety bond for the temporary sidewalk along Locust Grove Road until August 1, 2001 and allow continued operation of the store. At that time, if the ACHD construction project has not commenced, we will require the temporary sidewalk to be constructed on Walgreen's property (outside the right-of--way). If the ACRD construction project has begun by August 1, 2001 and there have been no modifications to the sidewalk in the design plans, the City will release the $1,902.73 bond and our department will sign the final C.O. The cash bond and temporary C.O. will not expire prior to the August 1, 2001 date. • Note that this letter pertains only to the Planning & Zoning site improvement requirement for a sidewalk. It does not grant temporary occupancy until July 1, 2001 for any other outstanding signatures from other departments or agencies on the CO card (if any apply). The comment currently states that a separate CZC will be required for the 7,000 s.f. future pad shown in the NWC of the Walgreen's site. However, the Site Plan approved by City Council under the Conditional Use Permit indudes the future pad and Sheet C-3, Striping & Dimension Plan, of the construction set is in compliance with the approved CUP. « ,~ Therefore, this Future Pad comment should be deleted.
