Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development. Signage: No permanent signs are approved with this CZC and will require a separate sign permit in compliance with the sign ordinance. The "Project Sign" shown on Sheet Al. 0 is allowed without a sign permit and is a maximum of 32 square feet. Trash Enclosure: Any dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash enclosures must be built in the location and to the size approved by SSC. Handicap -Accessibility: The structure, site improvements and parking must be in compliance with all federal handicap -accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy. Plan Modifications: The approved Site Plan and Landscape Plan, stamped "approved" on 12-09-04 are not to be altered without prior written approval of the Planning and Zoning Department. There are a few outstanding issues that need to be addressed and/or resolved before we can issue the certificate: Easements: As we discussed by phone, I understand JUB has prepared utility easements coming from the west that will serve this lot. Item #5 of the landscape plan checklist requires all easements to be shown. I understand this easement has not been recorded yet, but please show the tentative location on the landscape plan. Please ensure no trees encroach into the future easement. 2. Landscape Planter: Meridian City Code requires a minimum 5 -foot wide landscape planter inside curb measurement) to be constructed at all property lines where asphalt/curbing is proposed at the property line. I understand your client does not control the parking area west of the building, but this functions as the perimeter of the site and a planter is required. Please revise the Site Plan (Sheet A1.0) and the Landscape Plan (Sheet 1-1.0) and submit 4 copies of the site, 3 copies of the landscape and 1 reduced version of each reflecting this change.
