The calcs you provided show 1"short of only 100%. More trees must be added, or the size of the crabs must increase. I need to emphasize that we do not usually calculate the 110% on a single planting area, it is supposed to apply to the entire site if any trees go below 3" caliper. However, we agree that such a requirement would be onerous given the size of the site and the relatively small change to improve the entry. So, we will allow the 110% calculation to apply to just the entry planter IN THIS ONE CASE ONLY. All other trees on site must conform to the 3" standard as shown on the approved plan, or Winco will be ripping out asphalt to put in more planters. Total landscaped area =36,566 sf. = 10% of the Gross Lot Area. The Total landscaped area tallied above does not include the area beyond the property limits and into the right-of-way on~ the West and North sides of the lot.. That sf. is above and beyond the required 10%. The area between the property limits .and the R1VV averages about 5 foot deep. I hope this meets with your satisfadion.
