COMMENTS:
Signage: All signage is subject to design review and requires separate permits. No signage is
permitted in ACHD right-of--way. No portable signs or temporary signage permitted (such
as A-Frames).
Parkins.: Minimum parking requirements are met by the plan. Dimensions of all parking stalls shall
conform to minimum dimensions as per city ordinance and ADA.
Handicap-Accessibility: The structure and site improvements must be in compliance with all federal
handicap-accessibility requirements.
Landscaping: The thirty (30) new trees proposed on site shall be planted as per the approved
landscape plan. All tree sizes are to be 2.5" caliper minimum as per the plan.
Gravel: Gravel, rock, or "pelmabark" will not be accepted as a groundcover in landscape areas. The
ground plane of the 5-foot wide planters on the south and east property lines must be planted
with grass, shrubs or other vegetative groundcover; the proposed washed rock is not
approved. The rock at the bottom of the drainage Swale must be kept to a minimum.
Expansive use of gravel or washed rock is prohibited.
Irri ation: An underground, pressurized irrigation system must be installed to all landscaped areas
as per notes 12-17 on the approved landscape plan.
Li htin :Lighting shall not cause glare or impact the traveling public or neighboring development.
Trash Enclosure: All dumpsters must be screened from view and not be visible by the public or from
adjacent properties. Coordinate the location and size of the trash enclosure with Sanitary
Services Corp. (SSC).
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by

providing surety to the City in the form of a Letter of Credit or cash in the amount of 110%
of the cost of the remaining improvements (including paving, striping, landscaping, and/or
irrigation). A bid must accompany any request for Temporary Occupancy.
Plan Modifications: The approved Site Plan and Landscape Plan are not to be altered without prior
written approval of the Planning & Zoning Department. No field changes to the site or
landscape plans are permitted; prior written approval of all material changes is
required.
The Site Plan & Landscape Plan stamped 12/15/00 is approved with the comments noted above.

I have reviewed the application for the Carpet Center Certificate of Zoning Compliance (CZC). The
following modifications are needed to bring the application into compliance with current ordinances.
Submit 3 revised plans that address the following issues. Please call if you have any questions.
,/I . 5 more trees are needed. The 110% calculation is based on the total caliper-inches required, not
the number of trees. 23 trees x 3" cal. x 110% = 75.9 caliper-inches / 2.5" cal. = 30 trees. ~
/2. The required number of parking spaces is 50 + 1 per vehicle used in the business. 51 spaces are ~
provided; this provides space for one company vehicle. I just need to verify that the business will
not have more than one company vehicle. If the business has no company vehicles, you may be ~ ~'~`'~'
able reduce the number of stalls to 50 and avoid the next issue.
~3. According to the Americans with Disabilities Act (ADA), parking lots with 51-75 stalls require 3 N~q.
handicap-accessible stalls. One more handicap-accessible stall is needed.
4. One of the handicap-accessible stalls must designed as van-accessible, with a stall at least 8 feet
V wide and aisle at least 8 feet wide. Van-accessible signage will be required on this stall. Standard
signage will be required on the other stall(s). Please show the signs on the plan.
~ 5. The drive aisles need to be redesigned to be at least 25 feet wide. This appears to be most easily
accomplished by shifting the building one-foot south and altering the design of the planter below 0~; (K/ StitarZ
the ramped dock. Then shave 2 feet off of the landscape area along Hickory and shift the building
one foot west.
~ 6. Current ordinance requires all sidewalks to be at least 5 feet wide. Talk to Shari about approval of
the proposed 4-foot sidewalks and the pinched sidewalk at the SE comer of the building. You may plc ~v Slw~
have to shave another 2 feet off of the landscape area along Hickory to accommodate 5-foot
sidewalks (Only 20 feet of landscape area is needed along Hickory, 24'-8" is provided).
7. Shari was not anticipating any stalls less than 17 feet long. What is the purpose of the 15-foot
/ compact stalls?

construction. 13y staznpiztg and signing the improvement plans, the Registered Engineer ensures the District
that the plans conform to all District policies and standards. Variances or waivers must be specifically and
previously appxaved by the District izt writing. Acceptance of the improvea-ttetat plans by the District does not
