.Development Agreement: Project is subject to all conditions of recorded Development Agreement
(Instrument No. 99105396). The City's failure to specifically identify all requirements of the
Development Agreement in this Certificate of Zoning Compliance does not relieve the owner
of responsibility for compliance.
Si~nage: The proposed signage approved during the Conditional Use Permit process are subject to
design review and require separate pen~nits. No signage is permitted in ACRD right-of--way.
No portable signs or temporary signage permitted (except standard `for lease' signs, etc.).
Pazkin :Standard and handicap accessible parking requirements aze met by the plan. Dimensions
of all parking areas shall conform to minimum dimensions as per city ordinance and ADA.
Handicap pazking spaces must have signage per ADA standards..
Landscapin>r: All trees, shrubs, and lawn azeas must be planted as per the approved landscape plan.
See requested change #2 below. Thirty three (33) 3-inch caliper trees are required on the
phase 1 portion of the site. Pines must be at least 7-feet tall. Additional trees will be required
for phase two, when it is built.
Irri ag tion: An underground, pressurized irrigation system must be installed to all landscaped areas.
Li_ hg Ling: Lighting shall not cause glaze or impact the traveling public or neighboring development.
Undeveloped PropertX: The undeveloped portion on west side of property must be kept mowed and
free from weeds over 8" in height until such time as Phase 2 is built out. No parking, storage
or other use is permitted on the undeveloped portion of the lot. A second Certificate of
Zoning Compliance will be required for Phase 2 of the property prior to issuance of building
permits for that phase.
Warranter Deed: Submit a copy of the recorded Warranty Deed showing the new right-of-way
dedication prior to issuance of the Building Permit.

Plan Modifications: The Site Plan, sheet SP-1, and the Landscape Plan, sheet L-1, are not to
be altered (except as noted below) without prior written approval of the Planning &
Zoning Department. No field changes to the site or landscape plans are permitted;
prior written approval of all changes is required.
Note the following; CHANGES:
1. The handicap parking spaces must be striped with a parking space and a separate aisle, not just
a "universal space".
2. The 21 feet between the property line and the existing sidewalk along Eagle Road is labeled as
"Non Landscape Area or Obtain License Agreement" on sheet SP-1. The City requests that the
applicant obtain a license agreement to landscape the area with at least grass (except for the
existing ditch) to avoid an unsightly weed and dirt patch between Eagle Road and the project.
Sheet SP 1 dated 10/20/99 and Sheet L 1 dated 11/9/99 are approved with the chances noted above.
