Enclosed for your review are pad specific site and landscaping plans for out pad P-11 at
the Family Center At Meridian project. Also enclosed is an overall project site plan
illustrating where pad P-11 is located and an updated parking stall and tree count for the
project site. The Texas Road house building area is smaller than originally shown on the
Conditional Use Permit submitted plan.
Please review. If everything meets your approval, please forward a Certificate Of Zoning
approval to the Building Department for issuance of a building permit.

Remarks:
Tom - As far as I can determine, there are three (3) revisions from The Land Group's landscape
plan that was approved with the Certificate of Zoning Compliance on 4/30/99. They have
relocated two (2) White Pines from the Fairview landscape strip to Records, substituted Indian
Magic Crabs for Aristocrat Pears immediately adjacent to the building on west and south sides
and omitted one (1) Aristocrat Pear on south side.
As I mentioned by phone, the City doesn't have a problem with the revision in principle and
supports improved visibility for businesses. However, given the potential for similar change
requests from other frontage pads along Fairview and Eagle due to the location of White Pines,
the City would prefer to handle the change as a re-submission of all Phase One landscaping versus
each tenant on a case-by-case basis. This would obviously entail Dakota Company working with
The Land Group to create an alternative design that maintains the 830 tree count while providing
greater visibility.
Let either Shari or me know how Dakota would like to proceed with this issue, Tom. I will let
Bob Cornett know that he should coordinate directly with you on any further processing.

I received your 6/8/99 transmittal and proposed revisions to the Texas Roadhouse landscape plan,
which was approved through our department on 4/30/'99. ft appears you are proposing throe (3)
revisions from The Land Group's plan approved with the Certificate of Zoning Compliance on 4/30/99.

a relocation and/or substitution of trees along Fairview Avenue not unlike what youYe proposed for the
Texas Roadhouse pad. I forwarded your proposed changes to Tom Bauwens of Dakofa Company and
asked that he coordinate this issue with you and The Land Group.
