Parkcenter Blvd., Ste. 100 Boise, ID 83706 From: Brad Hawkins-Clarke Assistant Planner Subject: Texas Roadhouse -Revised Landscape Plan Submission Enclosed are the followin COPIES ' DATE DESCRIPTION 1 6-8-99 The Roberts Group (Cornett) Letter of Transmittal 1 6-1-99 Revised Landscape Plan These are transmitted: ^ For your ~ For action ^ For review ^ For your use ^ As requested information specified below and comment Remarks: Tom - As far as I can determine, there are three (3) revisions from The Land Group's landscape plan that was approved with the Certificate of Zoning Compliance on 4/30/99. They have relocated two (2) White Pines from the Fairview landscape strip to Records, substituted Indian Magic Crabs for Aristocrat Pears immediately adjacent to the building on west and south sides and omitted one (1) Aristocrat Pear on south side. As I mentioned by phone, the City doesn't have a problem with the revision in principle and supports improved visibility for businesses. However, given the potential for similar change requests from other frontage pads along Fairview and Eagle due to the location of White Pines, the City would prefer to handle the change as a re-submission of all Phase One landscaping versus each tenant on a case-by-case basis. This would obviously entail Dakota Company working with The Land Group to create an alternative design that maintains the 830 tree count while providing greater visibility. Let either Shari or me know how Dakota would like to proceed with this issue, Tom. I will let Bob Cornett know that he should coordinate directly with you on any further processing. • 00 as H U W a F- r .g~ O ~ ~ N ~ `~ U ~ ~ 0 M 00 !~ O U U ~ i O U m ~ .p O ~ ~ ~ O ~ U N Y ~ ''~ ~' J ~ p -UQ N N O ~ N N O, ~ ~ = C k o ti ~ wa~i L,L w F w J J Q H F- z a~ N O .~ O N Y ~2S U •~ ~ ~ o ~ ~ a U = a W ~' ~ O 00 ~ N c~ 0 O '00 N a N ~ ~ I ~ ti 0 O a ~ a cv ~ ~ ~ O O ~ DO k N O C 0 a ~ w c m E 0 U ca N a Q Q 3 .~ ti m a- a~ Q Y Q W c rn~ > ~ ~ ~ s E +- •- o ~ N N p O N ~ ~ '(~ L O c ~ N co L Q ~ ~ N ~ ~ > ~ ~ ~ ~ ~ N - L N O O p "O ~X _p ~3 ~ `~ ~ ~ -~' ~ > vii Q r o a~ s ~ ~ o ~ a ~ ~_ t X ~ ~_ ~ O ~ ~ N .~% ~ L C ~' O ~ Q ~ ~ ~ ~ C6 .r ~ U -_ ~ ~ O ~ •~ ~ ~ '> m ~ ~ c ~ ~ ~ .,... o o `~ ~ ~ o 0 .Q ~ ~ V ~ ~ N fn ~ C N ~ ~ ~ ~ .~ ~ ~ ~ ~ ~ 3 L ~ c ~ o N a- "~ Y O ~ ~ N ~~ ~ 0 w ~ ca ~ c0 ti N M O N N 0 co 0 c~ x a~ H c~ J ~ c O to O N U L O U I- m U 200 E. YouYe relocated iwo (2) white pines from the Fairview landscape strip to the Records strip, substituted Indian Magic Crabs for Aristocrat Pears immediately adjacent to the building on west and south sides and omitted one (1) Aristocrat Pear on south side. Correct? As I mentioned by phone, the City doesn't have a problem with the revision in prinaple and obviously supports improved visibility for businesses. In this situation, the Ciiy would prefer to handle the change as a r+e-submission of all Phase One landscaping (versus on a case-bye basis), irnolving primarily a relocation and/or substitution of trees along Fairview Avenue not unlike what youYe proposed for the Texas Roadhouse pad. I forwarded your proposed changes to Tom Bauwens of Dakofa Company and asked that he coordinate this issue with you and The Land Group. Stay in touch.
