Increase planting azea along Franklin Road to a minimum width often feet. 2. Trees aze to meet the 3" caliper requirement and provided as shown on the plans. 3. Applicant landscaper to ensure plantings may be installed as shown over the piped irrigation ditch and will thrive with configuration shown. 4. Although discussion was held at the meeting of November 10 that the easement north of the proposed building is 30 feet, the drawing submitted only shows 20 feet. Verify easement location on plans and ensure no encroachment of the easement by the building. 7. For retail use and a 8,200-square-foot building, a minimum of 41 pazking spaces needs to be provided. The Planning & Zoning Commission's positive consideration of your proposal is based on the concept of the raised planter boxes, the brick pavers, and the uniqueness of the landscaping design. Prior to submitting your application for a building permit, get signed approval from the Ada County Highway District and submit with three copies of the site plan so I may issue a Certificate of Zoning Compliance. Villa: We are asking that an unused City water line easement a 1951 easement that runs diagonally through our property virtually cuts it in half be vacated. We feel that the existing lines to the north, the east and to the South of the property the City has service that area and surrounding areas. Basically that is it. Johnson: Thank you very much. Crookston: I have a question, where is this water line, where is this located? Villa: The property is the Northwest comer of Franklin and Merician Roads. Crookston: Thank you. The upscale landscaping covers approximately 10°~ of the lot, incorporating more trees than required. A landscape architect was brought on board to aid in design, the cross walk area was designed to be pedestrian friendly, and brick pavers added to blend with the existing downtown theme. As a reminder all surrounding properties have little or no landscape. 1. Equipment Yard to North =None. 2. Townhouses to North East =Little with new fence. 3. Professional Center to East =Little. 4. Block Building to South East =None. 5. Mobile Home Park to South =Some. 6. Office Complex to West =Little. All properties adjacent to this lot are developed. This is the last vacant lot. There are easements behind us that do no allow the building to be set back any further. Each foot requested (realize 2 street fronts involved) has a direct impact foot-by-foot on building size. This type of project is at its economic limits now. Also, as a reminder, each foot taken lessens 1.) Income produced. 2.) Tax revenue realized. To accommodate your needs and ours, and to accomplish a nice, quality feel for this corridor, we have continued to upgrade our landscape plans.
