DESIGN THAT SPEAKS
Submitted for your review, approval, and issuance of Certificate of Zoning Compliance, are four (4)
copies of Site Development and Landscape Concept plans for the second phase of the Thomas
Office/Warehouse Complex.
This phase consists of a two-level structure with an approximate 15,000 gsf footprint comprised of office
and warehouse space on the first level and office space on the second floor. Access drives, parking, and
landscaping are extensions of the first phase development as shown. A portion of the site lies within the
Floodplain with a Base Flood Elevation of 2,611 feet. First Floor finish elevation will be established at
2,612 feet.
Ada County Highway District has reviewed the site development concept and a copy of their approval
and standard conditions is enclosed herewith.

The District has reviewed the plans for the above referenced project, and They are accepted for public
street constn~ction. The District will assess the following impact foe for this project. The impact fee
must be paid prior to issuance of a building permit.

Standard Requirements:
T. Utility street cuts in new pavezxteni less than five years old are not allowed unless approved in
writing by the District.
II. Al.l imgaiion facilities must be located outside the public right-of--way unless otherwise approved
by the District.
III. EZeplace damaged curb, o tter, and sidewalk with new curb, ,.fitter, and sidewalk to match
existing improvements.
1V'. Al] facilities to be constructed with a proposed development, and to be owned and maintained by
the District, must be consmicted according to the latest edition of LS.P.W.C. and the District's

Steve: Here is the mylaz for this lot line adjustment. I have
signed it as all is well EXCEPT, you need to change the
subdivision reference in Note No.1 to "Meridian Business Pazk"
as recorded in "Book 70 of Plats at pages 7158 and 7159."
