We have experienced a little bit of loose debris problems around these, even though they are intended to be fully self-contained. Are you planning to allow the compactor to be loaded from within the building? If not, we will need to see some type of enclosure and/or other containment around the base of the compactor to keep loose trash from blowing into the adjacent drive aisles. The copy you have is an exact copy of the document before recording. #3 - Off Street Parking. The entire 30' common access roadway on the east parking lot border WILL BE improved as part of the theater's application, from the main access road, north for three lots, to the end of the sewer line illustrated. The rectangular boxes on the eastern pads are representational only, and illustrate the curb cuts we will provide to serve those lots, and of future planters we anticipate installing when we improve those pads. LandStar NW owns the three southern pads (of the eastern four pads) as illustrated, although they are not yet subdivided. Knighton owns only the most northerly pad. LandStar's are marked "not a part" meaning they are NOT a part of this CZC application. They ARE a part of the LandStar's 14 acre parcel and are currently being subdivided under a separate plat application The easement for the 30' roadway is included in the Warranty deed as Easement #2 (see deed exhibit D). The "lot 3" in the SE corner of our parking area is also part of LandStar NW's 14 acres and will have easements provided in it's subdivision process. No 5' strip should be required until that is developed. I will forward your comments on the landscape drawing to Avalon for their corrective action. There are a few incomplete items and/or questions I need answered before I can issue the certificate. (The "Item" numbers refer to the CZC Checklist.) CZC Checklist 1. Item #2, Warranty Deed -The deed submitted with the application was not recorded with ~1da County yet. I did receive a copy of the Buyer's Final Closing Statement from Doug which Y I will accept as evidence that LandStar NW owns the property. However, for the official file, we will need a copy of the recorded deed, once that transaction is complete. Please forward a copy to the P&Z Dept at that time. 2. Item #13, Off-Street Parking - It was unclear on either the site or landscape plan if your site improvements will extend to the east property line and include paving the full 30-foot access easement/drive aisle along your future east lot line. I assume so but there was no legend on the site plan. Please clarify this issue as well as what the rectangular boxes are just east of ~j /the 30-foot access/utility easement. ~~ Assuming you are improving that easement on the east boundary, we will need written consent from Boise Valley Commons, LLC (or whoever is the owner of record of the property "~~'` to the east) that they agree to the site plan as proposed and the improvements of this drive ~~' aisle. Please submit said consent to our office. The pending Lot 3 (of the Boise Valley Commons preliminary plat) is shown in the southeast corner of the plan. It appears you are proposing to asphalt right up to the property line around /this lot. Our code does not allow this. Either submit a revised plan that shows a 5-foot strip at the perimeter of your property or submit an access easement that demonstrates this is intended to be a shared driveway. Landscape Plan Checklist ~~ 1. The landscape plan is incomplete as submitted. Most importantly, we need to see all irrigation, utility and other easements graphically shown.
