Conditions of Ap roval: Project is subject to all current City ordinances.
Si~rla~ No signs are approved with this CZC. All, signs will require a separate sign permit in
compliance with the sign ordinance and are subject to design review by staff.
Site-Plan: The Site Plan is approved with the following comments:
• The future restroom layout should be submitted as an addendum to this approval, when
the Parks Dept. is ready to build it. Staffwill review for an accessible route and any other
applicable standards at the time of submittal.
Landscaping: Landscaping is approved per sheet L101.
Irri ation: An underground, pressurized irrigation system must be installed to all landscape areas per
the specifications provided.
ParkiTl~: The off-street parking area is existing, and will be modified to relocate the handicap-
accessible spaces to the front, with a new curb cut and accessible path to a picnic pad, as
depicted on the site plan C102. The on-street parking is supported by staff and subject to
approval by ACRD.
Li tin :Lighting shall not cause glare or impact the traveling public or neighboring.development.
Trash Enclosure: The existing trash enclosure has been approved by SSC. All dumpsters and/or
carts must remain screened from view and not be visible by the public or from adjacent

properties.
Handica~Accessibility: The structure, site improvements and parking must be in compliance with all
federal handicap-accessibility requirements.
ACRD Acceptance: Applicant shall be responsible for meeting the requirements of ACHD as-they
pertain to this development. If any changes must be made to the site plan to accommodate
the ACRD requirements, a new site plan shall be submitted to the City of Meridian Planning
and Zoning staff.
Plan Modifications: The approved Site Plan and Landscape Plan, stamped 3/12/04 are not to be
altered without prior written approval of the Planning & Zoning Department. No significant
field changes to the site or landscape plans are permitted; prior written approval of all changes
is required.
