Conditions of Approval: Project is subject to all current City ordinances and conditions of approval
for Central Valley Corporate Park.
Lot Line Adjustment: The Lot Line adjustment is complete and recorded as instrument number
104113211.
Si~nage: No signs are approved with this CZC. All signs will require a separate sign permit in
compliance with the sign ordinance. A planned sign program is also required per the
conditions of approval on the CUP.
Landscaping: The Landscape Plan is approved per the plan stamped 9/7/04.
Irri ag tion: An underground, pressurized imgation system must be installed to all landscape areas per
the specifications provided.
Curbing: Per Ordinance 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other
vehicle use areas, must be protected by curbing, wheel stops, or other approved protective
devices. Curbing may be cut, if necessary, to allow for storm water runoff.
Parkin :Off-street parking is approved as shown on the approved site plan. Drive aisles must be at
least 25 feet wide (MCC 11-13-5). Standard parking stalls shall be at least 9 x 19. Project
engineer/architect shall certify that the number and size of handicap-accessible spaces
conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have
signage in accordance with ADA. Note: the proposed site plan contains sufficient
parking for a mix of otTice, warehousing, and retail showroom, but does not have
enough to be entirely retail.

Sidewalks: All internal sidewalks shall be constructed as submitted and in accordance with the
Meridian City Code requirements (MCC 12-S-2.K.). Sidewalks shall be constructed prior to
occupancy.
Drainage: No storm water drainage swales are depicted on the submitted site or landscape plans, but
a reduced civil plan has been submitted showing the stormwater Swale in the "future park"
azea. This azea must be at least grassed. Slopes shall be less than 3 :1 per ordinance, and even
less slope is recommended if this azea is to be used as a future park.
Li_ hgting: Lighting shall not cause glare or impact the traveling public or neighboring development.
Trash Enclosure: All dumpsters must be screened from view and not be visible by the public or from
adjacent properties. Trash enclosure must be built as approved by SSC, with 10-foot
cleazance inside posts. See Meridian City Code 11-12-1.C. for enclosure requirements.
Note: the proposed enclosure location is within a Nampa & Meridian Irrigation
District Easement, but a license agreement has not yet been secured. Submit a copy of
the license agreement prior to the occupancy inspection for the structure.
Phasin The phasing boundary is approved as proposed, developing the street buffer up to the
existing pazk azea. Staffnotes that an application has been submitted to plat the property for
the phase 2 development. This undeveloped portion of the existing lot must be maintained
free of weeds greater than 8" high per City Ordinance and shall not be used for storage or
other use until developed.
Handicap-Accessibility: The structure, site improvements and parking must be in compliance with all
federal handicap-accessibility requirements.
ACRD Acceptance:. Applicant shall be responsible for meeting the requirements of ACHD as they
pertain to this development. All impact fees, if any, shall be paid prior to the issuance of a
building permit. If any changes must be made to the site plan to accommodate the ACRD
requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning
staff for approval prior to the issuance of a building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by
providing surety to the City in the form of a Letter of Credit or cash in the amount of 110%
of the cost of the remaining improvements. A bid must accompany any request for
Temporary Occupancy. No occupancy will be granted until the final plat for the property is
recorded.
Plan Modifications: The approved Site Plan and Landscape Plan, stamped 9/7/04 are not to be
altered without prior written approval of the Planning & Zoning Department. No sigrnficant
field changes to the site or landscape plans are permitted; prior written approval of all changes
is required.

Central Valley Corporate Park #7 is planned to be a phased office complex located on
South Industry Way Meridian, Idaho. The initial phase of the project will contain two
shell and core buildings with split face block for the facade, parking, landscaping the two
building areas and the entire road frontage along South Industry Way.
The Second Phase of the project will add additional two buildings along with adding
parking and landscaping. The third and final phase will add two more buildings, parking
and complete the landscaping of the overall project. The existing park will be moved
from the Northeast corner of the property, south along the main entrance to the complex.

All landscape areas regulated by the City Landscape Ordinance (12-13) shall be served with an
automatic underground irrigation system. Additional requirements affecting pressurized
irrigation systems can be found in City Ordinance 9-1-28.
Tmgation Water Srnrr
Use of non-potable irrigation water is .required when determined to be available by the City
Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is used, a
separate water meter is recommended so the owner can avoid paying sewer fees for irrigation
water. Potable water shall not be used as a primary irrigation water source on non-residential
lots with more than 'h acre of landscaping. Year round water availability is also required by
connecting to city potable water or an on-site well as a secondary source.
