Conditions of Approval: This CZC is subject to Conditions of Approval found in the original
application for KFC / A&W. This approval is for the temporary sale of Christmas trees and
decorations. Sales are permitted between November 20, 2003 and December 20, 2003.
Operating hours are from 10 AM to 10 PM. Twelve parking spaces are to be retained for
customer parking and two spaces are to be retained for employee parking. Christmas trees
can be stored only in areas designated on the approved site plan dated 11/6/03.
Si rla~e: No signs are approved with this CZC. All signs will require a separate sign permit in
compliance with the sign ordinance.
LiLi~hting: Lighting shall not cause glare or impact the traveling public or neighboring development.
Trash Enclosure: Any dumpsters must be screened from view and not be visible by the public or
from adjacent properties, per MCC-11-12-1-C.
Handicap-Accessibility: The structure, site improvements and parking must be in compliance with all
federal handicap-accessibility requirements.
ACHD Acceptance: Applicant shall be responsible for meeting the requirements of ACHD as they
pertain to this development. All impact fees, if any, shall be paid prior to the issuance of a
building permit. If any changes must be made to the site plan to accommodate the ACHD
requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning
staff for approval prior to the issuance of a building permit.
Plan Modifications: The approved Site Plan, stamped 11/06/03 is not to be altered without prior
written approval of the Planning & Zoning Department. No significant field changes to the
site or landscape plans are permitted; prior written approval of all changes is required.
