Thanks, Bill ~'"1 From: Scott Noriyuki [mailto:scott@northsidemgt.com] Sent: Thursday, December 23, 2010 3:37 PM To: Bill Parsons Subject: Kingsbridge Current Updates Bill - Regarding Kingsbridge Sub, the following is a brief summary and update of collaboration between Boise Hunter Homes and the existing Kingsbridge Phase I Homeowners. 1) Secondary Fire Access: Provided from the SE Cul-de-sac to 10 Mile Feeder Irrigation Access Road. Approved by the Fire Dept. 2) Traffic Calming Efforts: Boise Hunter Homes has agreed to install speed bumps and an island (see attachment )within E. Darlington Way were Phase I and II meet. a. Note that Phase II & III is in total conformance of Code and law. b. Note that ACHD/Traffic study indicates all existing and proposed roadways will be far below capacity thresholds at full build out. c. Boise Hunter Homes goal is to ensure (within reason) all legitimate needs and goals for existing/future homeowners are met and exceeded. 3) Phase II & III will remain part of the overall Kingsbridge Sub HOA as originally planned. a. Boise Hunter Homes has secured agreements with the existing Board of Directors (original developer) to transfer all rights, responsibilities and control upon close of escrow (directly following entitlement). b. Boise Hunter Homes will fund the current HOA and pay all past due HOA bills. i. PI Pump Power Bills. ii. Pool Maintenance/Utility Bills. iii. Landscape Maintenance Bills. iv. All other Bills Currently Past Due. c. Boise Hunter Homes will professionally manage the Kingsbridge HOA -all commitments, financials and plans will be available for review by all current homeowners at their request. d. Boise Hunter Homes will step down/transfer authority as Board of Directors to Kingsbridge Homeowners at such time the Development reaches 75-85% completion (built/sold homes). e. Boise Hunter Homes has requested that existing Homeowners elect an Advisory Board which will meet with the HOA Board of Directors on a monthly basis to discuss and collaborate as relates to all HOA affairs. 12/23/2010 Page 2 of 2 4) Boise Hunter Homes has offered to expand the existing Kingsbridge Pool Deck, add furniture and ,..,~ canopies. a. Budget committed not to exceed $20,000. b. Input of existing homeowners has been requested during the design process. 5) Settlement Agreement -although not enforceable by City, State or Code, Boise Hunter Homes has honored this agreement as well as held multiple meetings with those directly adjacent to Phase II & III. We have also updated then regarding all meetings/co ordinations with the existing Phase I homeowners. They have stated independently and collectively (in meeting) that they are not opposed to the project, density, design or intent of the settlement agreement. 6) Development Agreement conditions and terms have been met as well as exceeded.
