This decision is based on the following: • The property is located within the corporate boundaries of the City of Meridian and current zoning district of the property is C-G (General Retail and Service Commercial district). The proposed church is a principally permitted use in the C-G zoning district subject to specific use standards referenced below. • The proposed church shall meet the standards set forth in UDC 11-4-3-6. • Schools, child daycare services, meeting facilities for clubs and organizations, and other similar uses not operated primarily for the purpose of religious instruction, worship, government of the church, or the fellowship of its congregation may be permitted to the extent the activity is otherwise permitted in the district. The remaining approximately 1,664 square feet of building area is currently leased by a commercial office tenant, and the use for this portion of the building will remain unchanged. Restroom facilities will be shared between the existing commercial tenant and Southside. Southside intends to convert approximately 1,550 square feet of their leased area into a meeting hall to hold church services. This will be accomplished by removing several non-structural office demising walls within the building. The remaining space to be leased by Southside (approximately 2,990 square feet) will remain in its current configuration to be used as classrooms for Sunday school and/or adult bible study classes. No changes will be made to the exterior of the building. The maximum anticipated seating within the assembly hall area is anticipated to be 125. Therefore, the anticipated maximum occupancy of the Southside space is estimated at 125 individuals at any given time. Southside intends to submit an application to Building Services for the Tenant Improvement portion of this project, assuming Planning Department Staff verifies that the proposed use complies with the current zoning regulations.
