Investments for Conditional Use Perr»it approval of a convenience store, fuel sales facility,
vehicle washing facility, quick lobe and drive thru for Feat Eddy's Chevron Convenience Store.
Honorable Mayor and City Council Members;
This letter is to voice our strong opposition to the above referenced Applications far a zoning
change and preliminary plat approval far the proposed Fgst Eddy's Chevron Convenience
Store, to be located at the Southeast corner of E. Overland Road and. S. Locust Grove Roads.
We are unable to attend the meeting on December 7, Z01p to present oral testimony and wish
to submit into the record this letter of opposition for your consideration.
We own a home and live in Sportsman Pointe Subdivision Phase #5 and access S. Locust Grove
Road from E. peacock Street. Our egress onfio S. locust Grove Rd has already been severely
impacted by the extension of S. locust Grave and freeway overpass which has tremendously
increased the traffic flow along with ail the subdivision development to the south off S. locust
Grove. This along with the extension of access to Mountain View High School off 5. locust
Grove has created a headache far us to enter-onto S. Locust Grove Road for several prolonged
periods of time throughout the day.
The proposed l=ast Eddy's development will only exacerbate the current traffic situation for all
36 homeowners of Phase #5 of Sportsman Pointe. Allowing even mare traffic to enter and exit
auto S. locust Grave Road at or near the S. Overland intersection and E. Peacock St. in
particular, is a poorly conceived idea that doesn't need to happen. This does not even take into
consideration the recent addition of the entrance into the assisted iiving~facility which accesses
S. Locust Grove Raad just north of r:. Peacock Street.
Additionally, as a close neighbor to this proposed development we have serious concerns aver
the'effects this development will have on the value of our homy. More traffic along with more
noise and commotion wc-uld be very detrimental to the current value of our home, which
already has been significantly affected by the economic and housing recession.

We hope that you take into careful consideration the negative effects a development such as
this will have on homeowner values in a mixed use zoning area. Especiaify, to the residents
who are in closest proximity to the increase in traffic and accidents that wiH surety come as a
result of it. We already have 3 fuel/ convenience stores within a mile or less of this proposed
development. We question the necessity of another in this area and feel there is no need for it.
This development just seems out of place on this parcel of land.
We urge you to represent the residents who will be detrimeritaNy affected by this proposal and
stop accommodating the unrealistic daydreams of developers. The zoning for this parcel of
land should remain as it is, C-N (Neighborhood Business). We recognize that landowners have a
right to do what they want with, their property, but the current zoning is there for a reason,
there are neighbors nearby, and it needs to stay that way. Any future development on that
parcel of land needs to be neighborhood friendly businesses and the zoning should not be
changed to allow one that is,open all hours of the day and night ail week.
We vehemently urge you to vote against the change in zoning and the conditional use permit
and just say NC! ta.Fast Eddy's Chevron tonvenience Store.
