Rosario Street, Suite 100 Meridian, ID 83642 Phone: (208) 938-0980 Fax: (208) 938-0941 E-mail: es-beckym@gwestoffice.net We have reviewed the staff comments for the Planning & Zoning Commission hearing date of November 4, 2010, and are in general agreement with the conditions of approval, with the following clarifications: 1.1.2.b. We are requesting a waiver from the Meridian City Council to allow the accesses as shown on the revised site plan. Restricting sole access to the overall site via E. Puffin Street would be unacceptable for this commercial project located at a major intersection. ACHD has approved the two approaches to Overland Road and the access on Locust Grove Road. 1.2.1.b. See above response. 1.2.1.c. The 20-foot landscape easement shown on the plat along the east boundary of Lot 1, Block 1, is shown in error. Nampa-Meridian Irrigation District will not allow trees within their easement and, since no buffer is required between L-O and C-C, we ask that this change be noted 1.3.2.c. Nampa-Meridian Irrigation District will not allow trees within their easement. Where necessary (adjacent to residential use), the landscape buffer will be increased to 25 feet or the applicant will submit for alternative compliance. 4.1 The applicant has been working with Ada County Highway District over the past 3 months on reconfiguration of the two existing Overland approaches and asked that the Locust Grove Road approach be aligned with Peacock Street.
