The applicant, Trilogy Development, requests Certificate of Zoning Compliance (CZC) and Design
Review (DES) approval for a community pool located on a common lot platted with the Silverleaf
Subdivision. The applicant proposes to construct a 504 square foot building consisting of restroom
facilities and a pool equipment room. Other site improvements include a paved parking lot, in -ground
pool and reconstruction of the 5 -foot wide walking path. The site is located at 2511 W. Tango Creek
Drive.
DECISION
The applicant's request for CZC and DES is approved with the conditions listed in this report.
Note: This is not a building permit. Prior to any construction, you should contact Building Services at
(208)887-2211 to verify if any additional permits and/or inspections will be required
Site Specific Conditions of Approval
1. The site plan prepared by Larson Architects dated 9/13/10, labeled Sheet SP -1, is approved
(stamped "approved" on 9/27/10 by the City of Meridian Planning Department) with no changes.
2. The landscape plan prepared by South Landscape Architecture, dated 9/15/10, labeled Sheet L-1,
is approved (stamped "approved" on 9/27/10 by the City of Meridian Planning Department) with
the following comment:

3. The elevations prepared by Larson Architects, dated 9/13/10, labeled Sheet A-1, are approved
(stamped "approved" on 9/27/10 by the City of Meridian Planning Department) with no changes.
4. The site plan, landscape plan and building elevations shall not be altered without prior written
approval of the City of Meridian Planning Department.
Process Conditions of Approval
1. No signs are approved with this application. Prior to installing any signs on the property, the
applicant shall submit a sign permit application consistent with the standards in UDC Chapter 3
Article D and receive approval for such signs.

2. The applicant shall complete all improvements related to public life, safety, and health as set forth
in UDC 11 -5C -3B. A surety agreement may be accepted for other improvements in accord with
UDC 11 -5C -3C.
3. Upon installation of the landscaping and prior to inspection by Planning Department staff, the
applicant shall provide a written certificate of completion as set forth in UDC 11 -3B -14A.
4. The applicant shall pay any applicable impact fees prior to the issuance of a building permit.
5. If any changes must be made to the site plan to accommodate ACHD requirements, the applicant
shall submit a new site plan to the City of Meridian Planning Department for approval prior to
issuance of the building permit.
6. The applicant shall complete all required improvements prior to issuance of a Certificate of
Occupancy. It is unlawful to use or occupy any building or structure until the Building Official
has issued a Certificate of Occupancy.
Ongoing Conditions of Approval
1. The applicant and/or assigns shall have the continuing obligation to provide irrigation that meets
the standards as set forth in UDC 11-3B-6 and to install and maintain all landscaping as set forth
in UDC 11-313-5, UDC 11-313-13 and UDC 11-313-14.
The project is subject to all current City of Meridian ordinances and previous conditions of
approval associated with this site (FP -05-007).
3. The issuance of this CZC does not release the applicant from any previous requirements of the
other permits issued for the site.
4. The applicant and/or property owner shall have an ongoing obligation to prune all trees to a
minimum height of six feet above the ground or sidewalk surface to afford greater visibility of the
area.
5. The applicant has a continuing obligation to comply with the outdoor lighting provisions as set
forth in UDC 11-3A-11.
6. The applicant and/or property owner shall have an ongoing obligation to maintain all landscaping
and constructed features within the clear vision triangle consistent with the standards in UDC 1I -
3A -3.
EXPIRATION
Certificates of Zoning Compliance issued in conjunction with a proposed use shall expire if said use has
not commenced within one year of the date of issuance of the Certificate of Zoning Compliance.
Certificates of Zoning Compliance issued in conjunction with construction or alteration of a structure
shall expire if said construction or alteration has not commenced within one year of the date of issuance
of the Certificate of Zoning Compliance.
In accord with the above provisions, the subject Certificate of Zoning Compliance is valid until
September 27, 2011.

CITY COUNCIL REVIEW
The applicant, Director, or a party of record may appeal this decision or a condition of approval by
requesting City Council review of this decision. All requests shall be fled in writing with the Planning
Department within fifteen (15) days of the date of this report and comply with the provisions of UDC 11-
5A -6B.

Attached, please find a Certificate of Zoning Compliance application for the Silverleaf pool &
Pool house, located at 2511 W. Tango Creek Drive.
The Silverleaf Home Owners Association is submitting the application of the pool house and
pool as a common lot amenity to service the community. We have located the facilities on the
existing common Lot 7, Block 8. The pool is located directly off of W. Tango Creek Drive and
does not interfere with existing lot play areas. The existing walkway path has been incorporated
into the new facility to make pedestrian access easy from both the street and the common lot. .
The Pool House will consist of a pool equipment room on the west side and two handicap
restrooms/changing rooms on the east side of the small 504 square foot building. We have also
provided for an outside shower head located between the restroom entry doors.
A wrought iron metal security fence will be installed around the pool and entry gate to secure the
facility, as indicated in the attached pictures. Lighting for the facility will be accomplished from
packaged lighting mounted directly on the building. The lighting is mainly for security purposes
as this facility will not encourage after dark usage.
We hope the City Staff will approve this project, please feel free to call with any questions.

Attached, please find a Design Review application for the Silverleaf pool & Pool house, located
at 2511 W. Tango Creek Drive.
The Silverleaf Home Owners Association is. submitting the application of the pool house and
pool as a common lot amenity to service the community. We have located the facilities on the
existing common Lot 7, Block 8.
Although the pool house is quite small we have strived to incorporate elements to make the
structure compatible with the surrounding residential buildings,- using similar architectural
elements, roof forms and details. Modulating the roof at the center of the fagade and balancing
the pool equipment room and restrooms on either side creates a visually balanced fagade, while
clearly defining the pool entry.
The use of subtle neutral colors with the stone wainscot at the base to blend and compliment with
the surrounding open space as well as adjacent residences adds interest without overwhelming
the small structure.
